About our gutter survey in St Mary's Bay

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We survey outlets and hoppers, parapet and box gutters and valley gutters, and the problems we are asked to look at most are overflowing eaves gutters and cracked or loose downpipes.

Trees around homes in smaller places like St Mary's Bay drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Gutter surveys around St Mary's Bay

St Mary's Bay lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Anyone responsible for a site like The Marsh Academy will know that a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

St Mary's Bay is about 6 miles south-west of Hythe, in Kent. We visit St Mary's Bay as part of our work across Kent, for homes and businesses alike. Our area takes in places right across Kent, large and small. There’s also a page for Canterbury.

We cover every part of the TN29 postcode area for gutter surveys. That includes homes and businesses on Maple Drive, Oak Drive and Beechwood Close and the roads around them. Close by, we survey roofs in St Mary in the Marsh (1 mile west), Burmarsh (3 miles north), Newchurch (3 miles north-west), Postling Green (5 miles north) and Bonnington (6 miles north). We also work in nearby towns like Ashford (10 miles north-west), Folkestone (10 miles north-east), Hythe (6 miles north-east), Hawkinge (11 miles north-east), Tenterden (13 miles west) and Cheriton (9 miles north-east).

Why get it checked now?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. On a bungalow or cottage around St Mary's Bay, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

When to book a survey in St Mary's Bay

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

These are some of the problems a survey can pick up:

  • Gutters overflowing in heavy rain
  • Gutters that have fallen out of line
  • Water backing up from a hidden gutter
  • Hoppers and outlets full of debris

Trees in and around Romney Warren Country Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Will the report include photos?
  • Is VAT included in the price?

What to expect from a roof survey

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Homes around St Mary's Bay often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Show us where any leaks or stains appear
  • Move anything stored under the loft hatch

Booking a survey

Getting a price is simple: just phone 07833 053749 or use the contact form, tell us about the property and we will suggest the right survey. The price is agreed up front.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Do not leave hidden gutters out of a clear-out
  • Get the gutters cleaned out every year
  • Make sure downpipe clips are holding
  • Keep climbers away from the eaves

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Roof by roof

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

Your questions about gutter surveys in St Mary's Bay

Do you cover smaller places like St Mary's Bay?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is the coastal weather around St Mary's Bay hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Will you go up on the roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it when booking and we will explain what’s needed.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, call 07833 053749 or email us.
