St Mary's Bay Chimney Survey
Know where you stand with the chimney stack before you spend money on it. Chimney surveys in St Mary's Bay.
- Damp on a chimney breast inside
- Frost-damaged brickwork on the stack
- Redundant stacks capped without ventilation
Why get it checked now?
Damp in a chimney breast usually gets worse while the cause is left. It can spoil decoration and plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. In a smaller place like St Mary's Bay, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Chimney survey in St Mary's Bay: what you get
Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. If you are worried about damp patches on chimney breasts and worn or missing pointing, we can find out what’s behind it, on chimney pots and cowls, flaunching and shared and party-wall stacks alike.
Around St Mary's Bay, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
Where we can’t see part of the chimney stack, the report says so. That way, it is clear what was covered and what wasn’t.

How we price chimney surveys
When we price a survey, we consider:
- The package you choose: Basic, Standard or Premium
- How many separate roofs there are, such as extensions, dormers and garages
- House, block, shop or office
- If the survey needs thermal imaging or a drone
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
What to tell us when you contact us
A few details help us recommend the right survey and price. When you get in touch, it is useful to mention:
- Where the property is, with the postcode
- Your timetable, like an exchange date
- What made you get in touch
- Any marks or damp showing indoors
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, ring 07833 053749 or send us an email.
Chimney surveys in St Mary's Bay: local notes
The coast is about 1 mile or less from St Mary's Bay, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
If you own one of the older houses in the streets near All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as The Marsh Academy, large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Romney Warren Country Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What a chimney survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Hidden sides of a shared stack
- Checks on boilers, fires or their flues
- Whether a stack needs rebuilding on structural grounds
If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

What you can safely check yourself
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What happens on the day
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about one to two hours for most homes, a little longer where there are several stacks. In a smaller place like St Mary's Bay, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Jot down any questions you want answered
- If it isn’t your property yet, arrange access through the agent

Advice
Your questions about chimney surveys in St Mary's Bay
Is the coastal weather around St Mary's Bay hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Will you come out to St Mary's Bay?
We do. A small place gets exactly the same survey as a big one.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Do you use drones?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Will you walk on the roof?
Only if it is safe. We inspect what can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.
How quickly is the report sent?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Will I get photos?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
