What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for most homes, depending on how much of the roof was hit. For a survey in St Mary's Bay, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Storm damage roof reports for homes and businesses in St Mary's Bay

High winds typically affect the parts of a roof that are already exposed or loose. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Falling branches can cause damage too. Our report records what has happened to your roof, with photos. Where we also see signs of older wear, the report records that too. If you’re worried about gaps where slates or tiles have gone and damaged pots on the stack, we can find out what’s behind it.

Chimney stacks on older houses around places like St Mary's Bay can let water in, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast isn’t always rain from above, which is why it is worth tracing properly. It is worth looking at the stack from outside and at the timbers beside it in the loft.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Your questions about storm damage roof reports in St Mary's Bay

Do you cover smaller places like St Mary's Bay?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in St Mary's Bay listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

How are storm damage reports priced?

Our price is from £150, including VAT. Bigger roofs are quoted on size and access. Repair costs aren’t included, so ask a roofer to quote.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A decision on your insurance claim
  • The work of a loss adjuster appointed by your insurer
  • What’s beneath slates, tiles or membranes

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Slate and tile slopes
  • Gutters and fascias
  • Flat roofs
  • Flashings
  • Chimney stacks
  • Ridges and hips

How the survey changes by roof type

Lead flashings

Lifted flashings let rain run behind them into the roof. We note where this has happened and any damp inside.

Ridge and hip tiles

Worn mortar under ridge tiles can let them lift in a storm. Our report says whether it looks freshly damaged or worn over time.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Common roof problems in St Mary's Bay

Falling trees and branches can damage roofs in high winds. We record the damage and where it is, backed up with photos.

A survey can pick up problems such as:

  • Flat roof edges peeled back
  • Holes or cracks caused by debris
  • Loose or broken chimney pots and cowls
  • Stains appearing after strong winds

For site and facilities teams at buildings such as The Marsh Academy, on a building that size, finding the source of a drip means looking well beyond the stain.

Questions to ask before booking

  • What insurance they carry
  • What follow-up you get after the report
  • Which parts of the roof they’ll actually see
  • Whether the inside of the roof is included

What a roof survey includes

Surveys for landlords and agents in St Mary's Bay

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Wind, rain and roofs in St Mary's Bay

St Mary's Bay lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you live near a park such as Romney Warren Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For an older house near a landmark such as All Saints, lead flashings, valleys and old chimneys are typical places for water to get in.
