Leave it or get it looked at?

A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time. Blocked gutters on homes around St Mary's Bay overflow and soak walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.

Roof survey in St Mary's Bay

We inspect everything that’s safely in view: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We’re often asked to look into loose chimney pots and cracked or blistered flat roof coverings, on the roof space, flat roofs and ridges, hips and valleys.

Around St Mary's Bay, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common roof problems in St Mary's Bay

Some damage starts inside the roof space. A badly ventilated loft collects condensation, wetting timbers and insulation. It is often mistaken for a leak.

Here are some of the things we see often:

  • Debris building up in roof valleys
  • Ridge tiles that have lifted or moved
  • Water stains on rafters and ceiling joists
  • Slates or tiles that have slipped or broken

Living close to Romney Warren Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • What experience they bring
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is there a chance to talk the report through?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

FAQs for St Mary's Bay

Do roofs near the sea, like those around St Mary's Bay, take more of a battering?

It can do. St Mary's Bay is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Does a conservation area affect roof work in St Mary's Bay?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is St Mary's Bay in your area?

Yes. We survey roofs across London and South East England, and that includes St Mary's Bay.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.

What affects the cost of roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for the job before booking.

Helping us price your survey

A few details help us recommend the right survey and price. When you get in touch, it’s useful to mention:

  • What kind of property and roof it is
  • Any deadline, like an exchange date
  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside

We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.

The survey, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Some parts of a survey depend on the weather, so a visit to St Mary's Bay is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Make sure we can get to the back of the property
  • Let us know where we can park nearby
  • Clear the way to the loft hatch

Getting a price

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.

Local roofs in St Mary's Bay

St Mary's Bay is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Anyone responsible for a site like The Marsh Academy will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own one of the older houses in the streets near All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Useful tips for St Mary's Bay property owners

Nothing here needs a ladder. Our suggestions:

  • Check the roof from the ground after storms
  • File the report with your home documents
  • Mention any flat roofs as well as the main roof
  • Mention any damp patches when booking

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

How the survey changes by roof type

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly, and they can crack.
