Chimney surveys for homes and businesses in Aldington

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we’ll recommend a structural engineer. If you’ve noticed lifted or split lead flashings and gaps in the mortar around the pots, we can find out what’s behind it.

Older buildings in small places like Aldington may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Roof by roof

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We record their condition with photos.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Ask for ventilated caps on redundant stacks
  • Book a sweep for flues that are in use
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Look at the chimneys with binoculars after a storm

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect so anyone reading it can see what we saw.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or send us an email.

Chimney surveys in Aldington: local notes

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Westenhanger Castle about 3.9 miles east, Aldington sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you let a flat or house near Ham Street station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park such as Poulton Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you live in an older home near Church of St Martin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Aldington questions

Can a landlord with a rental near Ham Street station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Will you come out to Aldington?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

What’s in the survey report?

It works through the roof part by part, in writing and with photos. Points are put with the most urgent first where relevant.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

What should I do with a chimney I do not use?

A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can plan what to do with it.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Conditions inside walls
  • Whether a gas appliance or its flue is safe
  • Areas we can’t view from safe positions

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and does not.

What this survey covers

  • Lead flashings
  • Brick chimney stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Flaunching
  • Shared and party-wall stacks

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Aldington can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. You get a written report with photographs and our recommendations.

Getting ready for the survey

  • Make sure pets are kept safely away
  • Leave a clear route to the loft
  • Note where any stains or damp appear
