Gutter surveys in Postling Green: local notes

Postling Green is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Historic houses like Westenhanger Castle, about 3.2 miles east, show how far back building in the area around Postling Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Landlords with a home close to Westenhanger station may find that the gap between tenancies is a good time to have the roof looked at. The streets around a church such as Church of St Martin are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Gutter survey in Postling Green

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at joints that drip after rain and choked outlets or hopper heads, on outlets and hoppers, downpipes and parapet and box gutters.

Older buildings in small places like Postling Green may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What we’re asked to look at in Postling Green

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

We’re frequently asked to look at:

  • Leaves and moss blocking gutters
  • Water backing up from a hidden gutter
  • Dripping or leaking gutter joints
  • Hoppers and outlets full of debris

If you live near a park such as Poulton Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Questions to ask before booking

  • Their track record with similar roofs
  • What they will not be able to tell you
  • Their report turnaround times
  • Whether you can ask questions once you have the report

What to expect from a roof survey

Your questions about gutter surveys in Postling Green

Is my home in Postling Green listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

I let a flat near Westenhanger station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and some details.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just phone 07833 053749 or email us to arrange it.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Could my damp wall be caused by the gutters?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so, based on what we can see.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two at most homes, and more on a big or complicated roof. Cottages and farmhouses around Postling Green frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photographs and recommendations.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch

How to book

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

What a gutter survey does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Gutters out of sight from every safe viewpoint
  • Pipes below ground level
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.

What this survey covers

  • Valley gutters
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits

Different roofs, different checks

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. We look at what’s visible and note what isn’t.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

If you can, have these to hand when you contact us:

  • The kind of building and roof involved
  • Any marks or damp showing indoors
  • Your timetable, such as an exchange date
  • What made you get in touch

Not sure which survey you need? It’s easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
