Gutter survey in Stonestreet Green: what you get

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. Typical surveys look at gutters overflowing in heavy rain and gutters full of debris and silt, on downpipes, parapet and box gutters and valley gutters.

Older buildings in small places like Stonestreet Green may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Prices for gutter surveys in Stonestreet Green

When we price a survey, we consider:

  • Which survey package you book
  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

What helps most when you contact us:

  • The kind of building and roof involved
  • How the loft is reached, if there is one
  • What’s prompted the survey
  • Any photos you have, taken from the ground or a window

We survey roofs on any day of the week. To find a date that works for you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.

Useful tips for Stonestreet Green property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check the loft with care after heavy rain
  • Look out for overflows when it pours
  • Look for downpipes coming loose
  • Leave gutter checks at height to someone equipped for it

For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Common roof problems in Stonestreet Green

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

Signs worth acting on include:

  • Rotten fascias or stained soffits
  • Hoppers and outlets full of debris
  • Water spilling over the gutter edge
  • Leaks at the gutter joints

Take a building like Aldington Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before booking

  • Which limits apply to the survey
  • How long the report takes to arrive
  • What the report includes, and whether it has photos
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

Why get it checked now?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the loft space and the rooms below usually during the worst downpours. Having them checked before autumn and winter makes sense. In a small place like Stonestreet Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Why us?

  • 5,000+ roofs surveyed
  • Photos and a written report every time
  • Packages from £150, including VAT

What happens on the day

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Stonestreet Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Let us know about parking near the property
  • Move anything stored under the loft hatch
  • Point out any leaks or damp patches

Advice

Questions from Stonestreet Green

Will you come out to Stonestreet Green?

Yes. Stonestreet Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can a landlord with a rental near Westenhanger station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Local roofs in Stonestreet Green

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look. Westenhanger Castle, about 3.7 miles east, is one of the historic houses in the wider area around Stonestreet Green. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Westenhanger station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Living close to Poulton Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
