Need a thermal roof survey in St Mary's Bay?

Thermal roof surveys for homes and businesses in St Mary's Bay

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey commercial roofs, pitched roof slopes and ceilings below the roof, and the problems we’re asked to look at most are ceilings that feel colder in places and leaks far from where the stain appears.

In smaller places like St Mary's Bay, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a smaller place like St Mary's Bay, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Advice

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Common roof problems in St Mary's Bay

Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. The camera helps narrow the search.

Most people get in touch after spotting something like this:

  • Damp around roof outlets and upstands
  • Gaps in loft insulation
  • Leaks far from where the stain appears
  • Heat escaping through the roof

If you look after a building such as The Marsh Academy, a drone or thermal camera can show a large roof in a single visit.

Questions to ask before you book

  • How long they’ve been surveying roofs
  • Are they insured for the work?
  • Which limits apply to the survey
  • Which viewpoints they use to see the roof

What a roof survey includes

What a thermal roof survey does not cover

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Hidden layers that need to be opened up to check
  • Proving moisture from the images alone
  • An energy rating for the building

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Loft conversions
  • Insulated roof spaces
  • Commercial roofs
  • Flat roofs
  • Ceilings below the roof
  • Pitched roof slopes

Why it is worth a survey now in St Mary's Bay

Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Around St Mary's Bay, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What we look for on each type of roof

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which frequently helps the camera pick up differences. Any patterns are checked with moisture readings.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We look at cracks by eye and use the images to see whether there is a pattern around them.

St Mary's Bay: your questions answered

Do you cover smaller places like St Mary's Bay?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you cover St Mary's Bay?

We do. The survey and report are the same in St Mary's Bay as anywhere else, and visits run on weekdays and weekends.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

How much does a thermal roof survey cost?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Will the camera show exactly where the water is?

Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Flying and imaging in St Mary's Bay

St Mary's Bay lies within about 1 mile of the sea. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark like All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
