Independent roof leak investigations in Weddington

How a roof leak investigation works in Weddington

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. If you are worried about leaks at a dormer or roof window and drips in the loft during heavy rain, we can find out what’s behind it, on rooflights and dormers, the roof space and slate and tile slopes alike.

Somewhere as small as Weddington, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We look at everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

We keep jargon out of it: if work is needed, the report says so clearly.

When to book a survey in Weddington

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in, often well away from where it shows.

We’re frequently asked to look at:

  • Brown rings on upstairs ceilings
  • A leak that comes and goes with the weather
  • Drips from nail tips in a cold loft
  • Wet patches on loft insulation

If you own a rental within reach of Sandwich station, tracing a leak quickly matters when a tenant is living with it.

What a good roof survey covers

How the survey changes by roof type

Valleys

Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Moisture readings and thermal imaging can help narrow it down where conditions suit.

FAQs for Weddington

Is Weddington within the area you cover?

Yes, Weddington is on our map. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Weddington?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What insurance do you have?

Our cover is professional indemnity plus public liability.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Tell us about it when booking and we’ll plan the survey around it.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Can every leak be traced?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

How we price roof leak investigations

Prices vary from roof to roof, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • Height and safe access
  • Extra roofs, like extensions, dormers or garages

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

What to let us know when you get in touch

Getting the details right at the start saves time. Please include:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from the ground or a window
  • When you need the report by

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or send us an email with the address and the days you’d prefer.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

The survey, step by step

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Somewhere like Weddington needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

How to prepare

  • If you are buying, check with the agent that we can get in
  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we’re looking at

Advice

Wind, rain and roofs in Weddington

Weddington is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the roof type helps narrow down where water may be getting in.

Take an older house close to Church of St Nicholas: leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. Historic houses such as Goodnestone Park, about 3.9 miles south-west, show how far back building around Weddington goes. Leaks in period homes nearby often come from lead work and valleys that have been patched before.

Weddington is about 7 miles south-west of Ramsgate, in Kent. Weddington is part of the area we cover as part of our work across London and the South East. Weddington is one of the places in Kent where we work. Canterbury is in our area too.

Before and after the survey

Here are a few things we’d tell any owner:

  • Keep a photo record of the damp patch
  • Check the loft is accessible
  • Don’t touch fittings that water is reaching
  • Let us know what has already been tried

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.
