Roof leak investigation in Dargate

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from every safe vantage point. Typical surveys look at staining around the chimney inside and damp ceilings under a flat roof, on chimney stacks, flat roof details and valleys and parapet gutters.

For a small place like Dargate, the inspection is the same as anywhere: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

What a roof leak investigation looks like in Dargate

Dargate is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you live in an older home near Church of St Michael, lead flashings, valleys and old chimneys are typical places for water to get in. If you let a flat or house near Selling station, tracing a leak quickly matters when a tenant is living with it.

Dargate is about 4 miles south-west of Whitstable, in Kent. Roofs in Dargate get the same thorough look as anywhere else in Kent. Dargate is one of the places in Kent where we work for roof leak investigations.

What we do, step by step

The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes an hour or two for most houses, though large, tall or awkward roofs take more time. Around Dargate, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Advice

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Faults hidden behind ceilings or boarding
  • Water from pipes, tanks or heating systems
  • A structural engineer’s report

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What our survey covers.

What this survey covers

  • Valleys and parapet gutters
  • Rooflights and dormers
  • The roof space
  • Flat roof details
  • Slate and tile slopes
  • Lead flashings
  • Chimney stacks

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Leave roof access to professionals
  • Move stored items away from the hatch
  • Note the weather when the leak shows
  • Photograph the stain each time it appears

Any roofer you ask to quote can work from the report. The photos show the defects and where they are, rather than at the stain.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Photograph anything new.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely.

Slate and tile slopes

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.

Do you need a roof leak investigation in Dargate?

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Common reasons to book include:

  • Damp underlay across a wide area
  • Leaks that appear only in driving rain
  • Staining where a gutter or parapet meets the wall
  • Stains around a skylight

Trees in and around Mount Ephraim Gardens shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Questions to ask before you book

  • What exactly goes into their report
  • What experience they bring
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their drone registration, if they fly one

What’s in a roof survey

Dargate: your questions answered

Does being near the coast affect roofs in Dargate?

It can do. Within about 3 miles of the sea, as Dargate is, metal fixings wear faster and gales find any loose ridge or slate.

Does a conservation area affect roof work in Dargate?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long does the visit take?

It typically takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Report times depend on the package.

Do you look in the loft space?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

Will you fix the leak as part of this?

Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

Checking the roof from ground level

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
