How a flat roof survey works in Dargate

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. We are often asked to look into outlets that hold water back and dips that suggest the deck is deflecting, across EPDM rubber, mastic asphalt and single-ply membranes.

In a small place like Dargate, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a flat roof survey looks like in Dargate

The coast is about 3 miles or less from Dargate, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you live in an older home near Church of St Michael, flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Selling station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Hernhill Church of England Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Dargate is about 4 miles south-west of Whitstable, in Kent. Whether the building in Dargate is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our Kent coverage includes Dargate and the places around it.

Postcode districts we cover here for flat roof surveys: ME13. If you need a flat roof survey at a property on Butler's Hill and Plumpudding Lane or a nearby road, we can help. We also cover Hernhill (1 mile south-west), Waterham (1 mile north), Highstreet (1 mile north-east), Slutshole (1 mile south-west) and Staplestreet (1 mile south-west). Larger places within reach include Ashford (13 miles south), Canterbury (5 miles south-east), Sittingbourne (11 miles west), Whitstable (4 miles north-east), Faversham (4 miles west) and Herne Bay (8 miles north-east).

Around Dargate

Typical jobs here are in homes near Red Lion pub and Mount Ephraim Gardens and the streets around them. The closest station to Dargate is Selling station, roughly 3 miles south-west. A little further out are Whitstable and Tankerton Hospital (4.5 miles north-east) and Tankerton Castle (4.2 miles north-east). Not far away are Blean Woods RSPB Reserve.

Why act early in Dargate

Flat roofs can’t normally be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it will not come as a surprise. Where a roof is exposed, as many are in small places like Dargate, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • File the paperwork for the roof and any repairs
  • Make sure new fixings through the roof are properly sealed
  • Watch the ceilings below the flat roof for stains
  • Limit foot traffic on the covering

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

When you need someone else

It is a careful look at the flat roof, not the whole story. The main limits are:

  • Whether old sheeting or boards contain asbestos
  • Structural calculations, which need a structural engineer
  • A fixed date for when the roof will need replacing

Roofs we survey in Dargate

  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Dargate questions

Do roofs near the sea, like those around Dargate, take more of a battering?

Often, yes. Dargate is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Does a conservation area affect roof work in Dargate?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey any kind of flat roof?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Does a flat roof survey replace a RICS survey?

No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two for a house, and longer for a large or complex roof. Somewhere as small as Dargate, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Make a note of anything you’d like us to look at
  • Mention any parking restrictions on your street
  • Buyers: confirm access with the estate agent or seller
