How a flat roof survey works in Slutshole

Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. If you’ve noticed outlets choked with leaves and silt and splits, cracks and crazing, a survey will tell you what’s going on, whatever the roof.

In a small place like Slutshole, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Local flat roofs in Slutshole

Slutshole is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

Anyone responsible for a site like Hernhill Church of England Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For an older house near a landmark such as Church of St Michael, the flat roofs on later extensions tend to wear out long before the main roof.

Slutshole is about 3 miles east of Faversham, in Kent. Slutshole gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our area takes in places right across Kent, from the larger towns to small villages. For surveys nearby, see our Canterbury page.

We survey roofs across ME13 for flat roof surveys. Neighbouring places we cover for flat roof surveys include Hernhill (1 mile north-east), Staplestreet (1 mile south-west), Dargate (1 mile north-east), Goodnestone (1 mile north-west) and Culmers (1 mile north-west). FAQs for Slutshole

Will you come out to Slutshole?

We do. A small place gets exactly the same survey as a big one.

Does being near the coast affect roofs in Slutshole?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you test old roof sheets for asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Can you survey a flat roof on an office or unit?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Common roof problems in Slutshole

No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

Most people get in touch after spotting something like this:

  • Outlets that hold water back
  • Cracked or split membrane
  • Failed upstands where the roof meets a wall
  • Failed seals around rooflight kerbs

For landlords with property near Selling station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What to expect from a roof survey

Useful tips for Slutshole property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check the outlets after the leaves fall
  • Note the date and type of any roof work
  • Note any new marks on ceilings beneath the roof
  • Treat rooflights and old sheeting as fragile

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

How the survey works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey normally takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Slutshole needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.
