Flat roof survey in Goodnestone: what you get

Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you are worried about upstands pulling away from walls and failed seals around rooflight kerbs, we can find out what’s behind it, on mastic asphalt, EPDM rubber and upstands and outlets alike.

In a small place like Goodnestone, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What a flat roof survey doesn’t cover

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Fragile surfaces, which we don’t walk on
  • A structural engineer’s assessment of the deck

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

FAQs for Goodnestone

Is the coastal weather around Goodnestone hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Goodnestone is within about 3 miles of the coast.

Will you come out to Goodnestone?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How much does a flat roof survey cost in Goodnestone?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Does a flat roof survey replace a RICS survey?

No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

When to book a survey in Goodnestone

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

Things that often lead to a survey include:

  • Splits and cracks in the covering
  • Signs of deflection in the roof deck
  • Blisters and bubbles in the covering
  • Pools of water lying on the roof

Anyone responsible for a site like Graveney Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Questions to ask before booking

  • What’s outside the scope of the survey
  • What follow-up you get after the report
  • Whether the roof space is looked at, where there is one
  • Whether VAT is in the quoted price

What to expect from a roof survey

Why get it checked now?

Ponding seldom gets better on its own. It normally points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. In a small place like Goodnestone, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Local flat roofs in Goodnestone

Goodnestone lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Historic houses such as Belmont House and Gardens, about 5 miles south-west, show how far back building around Goodnestone goes. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof. If you own a rental within reach of Faversham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What affects the cost of flat roof surveys

All our prices include VAT. What changes the price is:

  • Whether it’s a home or a commercial building
  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

What to let us know when you contact us

Here’s what helps us most when you get in touch:

  • The kind of building and roof involved
  • Dates you are working to, such as exchange
  • Anything about access we should know
  • The property’s address and postcode

Booking is simple: just phone 07833 053749 or use the contact form, tell us about the property and we will suggest the right survey. We confirm the price before anything is booked.

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. Older roofs in small places like Goodnestone can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Note where any stains or damp appear
  • Mention any parking restrictions on your street
  • Have any paperwork from past roof work to hand
