Flat roof surveys in Culmers

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as householders. A written report with photos gives you a clear record of the flat roof, which helps you plan work between tenancies.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

About our flat roof survey in Culmers

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We survey GRP fibreglass, felt flat roofs and EPDM rubber, and common reasons people get in touch are standing water left after rain and water getting in at rooflights.

In a small place like Culmers, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Useful tips for Culmers property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Check from a window for ponding after heavy rain
  • Keep clear of rooflights and fragile roof sheets
  • Clear roof outlets and gutters each autumn
  • Have the roof looked at again after a severe storm

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

How the survey changes by roof type

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Culmers, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Culmers: your questions answered

Does being near the coast affect roofs in Culmers?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Culmers is within about 3 miles of the coast.

Is my home in Culmers listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

What’s the best way to book?

Simply call 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date.

Do you look in the loft space?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Testing older roof sheets for asbestos
  • Parts of the roof that are not safe to walk on or view
  • A promise that the roof won’t leak in future

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What we look at

  • Mastic asphalt
  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber

Flat roof surveys in Culmers: local notes

Culmers is within about 3 miles of the coast, so there’s more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

For site and facilities teams at buildings such as Graveney Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Take an older house close to Church of All Saints: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Landlords with a home close to Faversham station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Culmers is about 2 miles east of Faversham, in Kent. From houses to flats and shops in Culmers, the roof can be surveyed. Across Kent, we cover Culmers and the places around it. Our Canterbury page covers surveys nearby.

DIY checks: what’s safe

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
