About our drone roof survey in Culmers
We fly a sub-250g drone, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. We keep it in sight throughout, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Airspace and weather are checked before every flight. Safety comes first on every visit. If you’re worried about slipped or missing slates on a high roof and lifted or split lead flashings, a survey will tell you what’s going on.
Somewhere as small as Culmers, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Culmers: your questions answered
Are there drone restrictions around Culmers?
Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.
Is Culmers within the area you cover?
Yes, Culmers is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
What’s the best way to book?
Simply call 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.
What happens after the survey?
The report arrives by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
Is this an asbestos survey?
No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Can you survey in bad weather?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
What we do, step by step
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Older roofs in small places like Culmers can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- First, we check whether a drone is the right tool.
- A date is fixed, with a fallback in case the weather turns.
- Aerial photos are taken of your roof only, not the neighbours’.
- Where there is safe access, we check the loft as well.
- You get photos, findings and clear recommendations.
How to prepare
- Jot down any questions you want answered
- Show us where any leaks or stains appear
- Mention any parking restrictions on your street

Advice
What we look for on each type of roof
Chimney stacks
Leaning stacks and loose pots are easier to judge from above. We record what we find with photos.
Flat roofs on tall buildings
Leaks often start at outlets, edges and around plant. We photograph them closely.
Drones, thermal imaging and Culmers roofs
Culmers lies within about 3 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Before any flight, we check the Drone Safety Map for airspace restrictions.
Take an older house close to Church of All Saints: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What we can’t see
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Roofs and gardens beyond the one we are surveying
- Photos in conditions too poor to fly
- Flights in a restricted zone without permission
If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.
What this survey covers
- Large and complex roofs
- Tall and steep roofs
- Flat roofs on upper floors
- Chimney stacks
- Fragile roofs
- Valleys and parapet gutters
Checking the roof from ground level
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
What we’re asked to look at in Culmers
Chimney tops take the worst of the weather. From the ground, you rarely see cracked flaunching or loose pots. A drone gets close enough to see them in detail.
A survey makes sense if you’ve noticed:
- Cracked mortar along the ridge
- Slates or tiles shifted by high winds
- Standing water on a flat roof
- Chimney tops in poor condition
If you look after a building like Graveney Primary School, thermal images can show where wet insulation sits under a big flat roof.
What to check before booking
- Will the report include photos?
- Are they insured for the work?
- What experience they bring
- Whether VAT is added on top
Why get it checked now?
From the ground, you are guessing about most of a tall roof. A drone replaces that guesswork with clear photographs. It’s far easier to plan work when you can see the problem. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.
