Roof Survey in Slutshole
A roof condition survey for homes and buildings around Slutshole, with a written report you can act on. Book a weekday or weekend visit.
- Gutters that overflow in heavy rain
- Leaning or weathered chimney stacks
- Cracked or blistered flat roof coverings
When to book a survey in Slutshole
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
Look out for signs like these:
- Crumbling chimney pointing or cracked flaunching
- Slates or tiles that have slipped or broken
- Condensation or damp timbers in the loft
- Ridge tiles that have lifted or moved
For an older house near a landmark like Church of St Michael, its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Will they check the loft as well as the outside?
- What exactly goes into their report
- Their report turnaround times
- Their insurance cover
Roof surveys for homes and businesses in Slutshole
Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. Common reasons to book are cracked mortar along the ridge and water stains on rafters and ceiling joists, on flat roofs, natural slate and lead flashings.
Older buildings in small places like Slutshole may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

What we can’t see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the building (that is a RICS home survey)
- An exact number of years the roof has left
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.
Roof types and parts we check
- The roof space
- Flat roofs
- Natural slate
- Lead flashings
- Ridges, hips and valleys
- Chimney stacks
- Clay and concrete tiles
What happens on the day
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey normally takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. Somewhere like Slutshole needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
How to prepare
- Keep pets in another room
- Tell us about parking before the day
- Have keys ready for side gates, garages or roof access doors

What we look for on each type of roof
Flat roof coverings
Felt flat roofs frequently last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We look at how the covering is wearing.
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.
Slutshole homes and their roofs
Slutshole is within about 4 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Landlords with a home close to Selling station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Living close to Mount Ephraim Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Near you in Slutshole
We work in homes and buildings around Red Lion pub and Mount Ephraim Gardens and the streets around them. Slutshole’s nearest station is Selling station, roughly 2.1 miles south of the centre. A little further out are Tower keep castle at Chilham (4.3 miles south) and Eastbridge Hospital of St Thomas the Martyr (5.5 miles east). For a walk, there’s Blean Woods RSPB Reserve.
Checking the roof from the ground
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
For landlords and managing agents
Any of our surveys can be booked by landlords, agents and building managers in Slutshole. For a price for a let property or a block, ring 07833 053749 or use the contact form.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Slutshole questions
How do I find out if my home in Slutshole is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Slutshole?
We do. A small place gets exactly the same survey as a big one.
What’s covered in a roof inspection?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Will you check the loft?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Just say which days work for you.
Can you inspect a terraced or semi-detached roof?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
How soon is the report ready?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
