Roof surveys in Graveney

Roof survey in Graveney: what you get

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We are frequently asked to look into leaking gutter joints and downpipes and ponding, splits or blisters on flat roofs, across lead flashings, flat roofs and natural slate.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

When to book a survey in Graveney

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It is often mistaken for a leak, and it needs a different fix.

It is worth booking a survey if you’ve seen:

  • Loose chimney pots
  • Ponding, splits or blisters on flat roofs
  • Cracked mortar along the ridge
  • Water stains on rafters and ceiling joists

For an older house near a landmark such as Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • Which parts of the roof they’ll actually see
  • Their drone registration, if they fly one
  • How much experience they have with roofs like yours
  • Their report turnaround times

What’s in a roof survey

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • File the report with your home documents
  • Mention any damp patches as you book
  • Include dormers, porches and garages when you book
  • Check the roof from ground level after storms

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of any kind
  • The condition of the rest of the building (that’s a RICS home survey)
  • An exact number of years the roof has left

If in doubt, phone 07833 053749 or email us and we will recommend the right survey before you book. The full list of what we check.

What we look at

  • Lead flashings
  • Natural slate
  • Clay and concrete tiles
  • The roof space
  • Flat roofs
  • Chimney stacks
  • Ridges, hips and valleys

Questions from Graveney

I let a flat near Faversham station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

How do I find out if my home in Graveney is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, like serious sagging, we’ll say so. Our survey is not a structural engineer’s report.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Different roofs, different checks

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked. We note any lean or loose pots.

What happens on the day

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours for most homes, depending on how many separate roofs there are. Around Graveney, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • For flats, make sure roof access has been agreed
  • Have keys ready for side gates, garages or roof access doors
  • If you are buying, let the agent know when we’re coming

Graveney is within about 2 miles of the coast, and wind near the sea can be strong. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Trees in and around South Swale shed leaves that can end up in nearby gutters. If you look after a building like Graveney Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
