How a chimney survey works in Graveney

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at whatever is safely visible and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and our recommendations. Common reasons to book are pots or cowls that look unsafe and staining on walls around the chimney, on chimney pots and cowls, brick chimney stacks and chimney breasts.

In a village or hamlet like Graveney, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Your questions about chimney surveys in Graveney

Do you cover smaller places like Graveney?

Yes, Graveney is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Can a landlord with a rental near Faversham station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details, and we will talk through which survey suits.

What happens next?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Do you inspect the flue?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How long is the visit?

Time on site depends on the roof; most visits take about 1–2 hours for a house; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.

How we price chimney surveys

A few things affect what a survey costs:

  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • The height of the building and how the roof can safely be seen

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for the job before you book.

What we need to know

A little information up front helps. It’s useful to include:

  • What’s prompted the survey
  • When you need the report by
  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors

Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or use the contact form.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at a house, as part of a look at the roof around the stack. You are welcome to ask questions while we’re there. Cottages and farmhouses around Graveney often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • Check the loft hatch can be reached
  • Unlock side gates and any roof access doors

Advice

Roofs, chimneys and gutters in Graveney

Graveney lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own one of the older houses in the streets near Church of All Saints, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Graveney Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Graveney is about 2 miles east of Faversham, in Kent. Whether the building in Graveney is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Graveney is one of the towns and villages in Kent we cover. Our Canterbury page covers surveys nearby.

Common roof problems in Graveney

Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.

A survey can pick up problems such as:

  • Spalled or crumbling bricks
  • Gaps in the mortar around the pots
  • A stack that appears to lean
  • Disused chimneys trapping moisture

Homes near green spaces such as South Swale can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Their report turnaround times

What this survey can’t tell you

  • Checks on boilers, fires or their flues
  • A structural engineer’s assessment

Useful tips for Graveney property owners

Small things make a difference. Some pointers:

  • Leave close inspection to people with safe access
  • Ask about consent before removing a chimney on an older property
  • Have the flue swept and checked if you use the fire
  • Look at the chimneys with binoculars after a storm

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Look at your chimneys from ground level now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
