Gutter surveys for homes and businesses in Slutshole

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are water backing up from a hidden gutter and leaves and moss blocking gutters, on eaves gutters, valley gutters and parapet and box gutters.

In a small place like Slutshole, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when you book and we will plan the visit with that in mind.

Common questions in Slutshole

Is my home in Slutshole listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Slutshole?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you take photos of the roof?

Yes. Photographs are part of every report.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or drop us an email.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Slutshole, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Agree roof access with the managing agent if it is shared
  • Keep pets in another room
  • Leave a clear route to the loft

Advice

What affects the cost of gutter surveys

When we price a survey, we consider:

  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight
  • The roof’s overall size

Gutter survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Getting in touch

Some details help us recommend the right survey and price. When you contact us, let us know:

  • What made you get in touch
  • Any photos you have, taken from the ground or a window
  • Where water is showing inside, if it is
  • What kind of property and roof it is

What we look for on each type of roof

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what is not.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Watch ceilings under valley gutters for fresh marks
  • Don’t climb a ladder to look in the gutters
  • Check that downpipes are firmly fixed to the wall
  • Get trees that overhang the gutters trimmed

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow and spilled water harms brickwork and woodwork.

When you need someone else

A survey is a proper look at the gutter, but it can’t do everything. The main limits are:

  • The inside of buried drains
  • Damage hidden inside walls or behind boards
  • Blockages deep inside downpipes

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

Roofs, chimneys and gutters in Slutshole

Slutshole lies within about 4 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings like Hernhill Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Selling station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Living close to Mount Ephraim Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Slutshole is about 3 miles east of Faversham, in Kent. Slutshole gets the same service as everywhere else we work: a proper look at what can safely be seen, photographs and a clear written report. Our Kent coverage includes Slutshole and the places around it. You can also see our page for Canterbury.

All of ME13 is covered for gutter surveys, from the main roads to the quietest streets. If you are just outside Slutshole, we cover Hernhill (1 mile north-east), Staplestreet (1 mile south-west), Dargate (1 mile north-east), Goodnestone (1 mile north-west) and Culmers (1 mile north-west). Further out, we also cover Ashford (12 miles south), Canterbury (6 miles east), Sittingbourne (10 miles west), Whitstable (5 miles north-east), Faversham (3 miles west) and Herne Bay (9 miles north-east).
