Roof leak investigation in St Peter's: what you get

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, and the repair itself is a separate job. We’re frequently asked to look into water that shows only in certain storms and leaks below a flat extension roof, on flat roof details, chimney stacks and rooflights and dormers.

Older cottages and houses around St Peter's may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are often the first clues.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why act early in St Peter's

A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. On a bungalow or cottage around St Peter's, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Wind, rain and roofs in St Peter's

The coast is about 2 miles or less from St Peter's, so there is more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. The wider area around St Peter's has a long history of building, with Quex Park about 4.2 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you live in an older home near Parish Church of St Peter the Apostle, lead flashings, valleys and old chimneys are typical places for water to get in. For hotels and guest houses around St Peter's, a roof problem found early is far less disruptive than one found by a guest.

Honest limits

In fairness, there are limits to any roof survey:

  • Water from pipes, tanks or heating systems
  • Whether rotten timbers meet design loads
  • A promise to find every leak on a single visit

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

What this survey covers

  • Valleys and parapet gutters
  • Lead flashings
  • Chimney stacks
  • Flat roof details
  • Slate and tile slopes
  • The roof space
  • Rooflights and dormers

Checking the roof from ground level

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

Signs you need a roof leak investigation in St Peter's

Some water in the loft isn’t rain at all. Warm, moist air from the house rises into a cold roof space and condenses, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.

Signs worth acting on include:

  • Damp on a chimney breast
  • Drips in the loft during heavy rain
  • Condensation that looks like a leak
  • Brown rings on upstairs ceilings

Landlords with a home close to Broadstairs station may find that tracing a leak quickly matters when a tenant is living with it.

Before you book anyone

  • Whether the roof space is looked at, where there is one
  • Which limits apply to the survey
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Will the report include photos?

What a roof survey includes

How the survey changes by roof type

Valleys

A valley leak can appear well away from the valley inside. From inside the roof space, we follow the water’s route back.

Lead flashings

Mortar fillets are sometimes used instead of lead. They crack as the roof and wall move, letting rain run behind the joint.

St Peter's: your questions answered

Is St Peter's within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is the coastal weather around St Peter's hard on roofs?

It can do. St Peter's is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Is the repair included in the leak investigation?

This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.

What does the report include?

Written findings with photographs, covering the condition of the leaking roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

What should I do before you arrive?

Clear the loft hatch so we can get into the roof space. Have any photos of the leak ready, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Do you survey on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or use the contact form.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Homes around St Peter's frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • If it isn’t your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed
