Roof leak investigations near Speed Gate

Questions from Speed Gate

Is Speed Gate within the area you cover?

Yes, Speed Gate is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Speed Gate?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Why does not the damp patch line up with the hole?

Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Can a leak be traced on a dry day?

In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.

About our roof leak investigation in Speed Gate

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from every safe viewpoint. We survey rooflights and dormers, chimney stacks and valleys and parapet gutters, and common reasons people get in touch are stains around a skylight and damp patches next to the stack.

Being in a small place like Speed Gate makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

The survey, step by step

The aim of the visit is simple: to see as much of the leaking roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Around Speed Gate, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work
  • For flats, check roof access has been agreed

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Leaks and storm damage in Speed Gate

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Different coverings let water in at different points, which shapes where the search starts. Historic houses such as Lullingstone Castle, about 3.2 miles west, show how far back building in the area around Speed Gate goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Longfield station, tracing a leak quickly matters when a tenant is living with it. Take a building like Longfield Academy: on a building that size, finding the source of a drip means looking well beyond the stain.

Why get it checked now?

A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Finding where the water is getting in should follow straight away. Older and listed buildings around Speed Gate may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Roof by roof

Chimney stacks

Damp on a chimney breast inside frequently starts at the top of the stack. Open, unused pots let rain fall down the flue.

Valleys

A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.

When you need someone else

It is useful to know what a survey won’t do before you book:

  • A promise to find every leak on a single visit
  • Leaks from plumbing, tanks or pipework rather than the roof
  • The repair itself (the investigation finds and reports the cause)

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. The full list of what we check.
