Roof leak investigations near Hersden

Why it’s worth a survey now in Hersden

Leaks tend to get worse, not better. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. Homes in smaller places like Hersden can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

How a roof leak investigation works in Hersden

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey flat roof details, the roof space and lead flashings, and common reasons people get in touch are water coming in around a roof light or dormer and drips from nail tips in a cold loft.

Houses in smaller places like Hersden can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather often points to an exposed detail. It helps to know when and where the water appears. Gutters and downpipes on the exposed side are worth a look as well.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

What a survey costs

Several things affect the price of a survey:

  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Where the property is, with the postcode
  • What made you get in touch
  • The type of building and roof, such as pitched or flat
  • Anything about access we should know

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Landlords, agents and building managers in Hersden and across Kent can book any of our surveys. For a price for a let property or a block, call 07833 053749 or use the contact form.

Your questions about roof leak investigations in Hersden

Do you cover smaller places like Hersden?

Yes, Hersden is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do roofs near the sea, like those around Hersden, take more of a battering?

It can do. Hersden is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What happens next?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Why is not the leak directly above the stain?

Because water travels. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That’s why we trace the route rather than patching above the stain.

The survey, step by step

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. The survey usually takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Homes around Hersden frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Move stored items away from the hatch
  • Note the weather when the leak shows
  • Let us know what has already been tried
  • Mention any plumbing above the damp area

Your report arrives by email, with photographs of what we found. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Hersden roofs and the weather

Hersden lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, and salt air slowly wears metal fixings. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If your home is one of the older ones in the streets near Church of All Saints, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you let a flat or house near Sturry station, tracing a leak quickly matters when a tenant is living with it. Anyone responsible for a site like Hersden Village Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.
