Satmar Roof Leak Investigation
A careful look at the leaking roof at your property in Satmar, with photos and a written report.
- A leak that comes and goes with the weather
- Damp walls below an overflowing gutter
- Ceiling stains that grow after rain
Tips from our surveys
There is plenty you can do without going near the roof. What helps most:
- Let us know what has already been tried
- Make sure the loft is accessible
- Stay off ladders and the roof
- Don’t touch fittings that water is reaching
If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention, so you know what to deal with first.
Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.
Roof leak investigations for homes and businesses in Satmar
We investigate roof leaks in Satmar and across London and South East England. We visit on weekdays, Saturdays and Sundays. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then ring 07833 053749 or drop us an email. We survey lead flashings, the roof space and rooflights and dormers, and common reasons people get in touch are water through the ceiling under a flat roof and leaks at a dormer or roof window.
Roofs in small places like Satmar often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Why get it checked now?
Lingering damp encourages mould on ceilings and walls. It is unpleasant, and it’s harder to deal with once established. Finding the leak comes first. Older cottages and farmhouses around Satmar can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What a roof leak investigation looks like in Satmar
Satmar lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. About 4.3 miles north-west lies Acrise Place, a reminder of how long the area around Satmar has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Take an older house close to St Mary's Church: lead flashings, valleys and old chimneys are typical places for water to get in. If you own a rental within reach of Folkestone Central station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Living close to East Cliff and Warren Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
Satmar is about 3 miles north-east of Folkestone, in Kent. In Satmar, as across Kent, every roof gets the same careful survey. Across Kent, we cover Satmar and the places around it. We also survey roofs in Canterbury.

Larger places within reach include Canterbury (13 miles north-west), Dover (4 miles north-east), Folkestone (3 miles south-west), Deal (10 miles north-east), Hythe (7 miles south-west) and Tower Hamlets (4 miles north-east).

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A promise to find every leak on a single visit
- Structural calculations (that is a structural engineer’s job)
- Leaks from plumbing, tanks or pipework rather than the roof
If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before you book. What a survey covers and doesn’t.

What we do, step by step
We do not take risks to get a closer look. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two at a typical home, while a commercial roof takes nearer three to four hours. Older roofs in small places like Satmar can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
Getting ready for the survey
- Keep pets inside or away from the areas we are looking at
- If it is not your property yet, arrange access through the agent
- Clear the way to the loft hatch

Advice
Your questions about roof leak investigations in Satmar
How do I find out if my home in Satmar is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is the coastal weather around Satmar hard on roofs?
Often, yes. Within about 1 mile of the sea, as Satmar is, metal fixings wear faster and gales find any loose ridge or slate.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Will you definitely find the leak?
We cannot promise it. Some leaks hide well, especially those that need wind-driven rain. Where the source is not certain, we list the likely routes in order.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
What should I do before you arrive?
Clear the loft hatch so we can get into the loft space. Have any photos of the leak ready, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
What do I do with the report?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Landlords, agents and block managers in Satmar
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.
