How a roof leak investigation works in Doddington

Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We survey slate and tile slopes, flat roof details and chimney stacks, and the problems we are asked to look at most are leaks below a flat extension roof and brown rings on upstairs ceilings.

Many homes in small places like Doddington face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Different roofs, different checks

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Parapet and box gutters

Linings, joints and outlets are inspected wherever it is safe, and look for signs of past overflowing.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Whether rotten timbers meet design loads
  • Leaks that only appear in weather we can’t recreate
  • The repair itself (the investigation finds and reports the cause)

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before booking. The full list of what we check.

What we’re asked to look at in Doddington

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Common reasons to book include:

  • Ceiling stains that grow after rain
  • Staining around the chimney inside
  • Water through the ceiling under a flat roof
  • Leaks at a dormer or roof window

The streets around a church such as Church of the Beheading of St John the Baptist are often among the oldest in a place, and if yours is one of the older homes nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

What to expect from a roof survey

How it works

The visit has one job: to see as much of the leaking roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours at most homes, and about three to four hours for a commercial roof. Older rural homes like those around Doddington can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the loft space above it.
  3. Outside, we look at every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • Move anything stored under the loft hatch
  • If you’re buying, let the agent know when we are coming

Advice

Tips from our surveys

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Tell us about any past repairs to the roof
  • Photograph the stain each time it appears
  • Check the loft is accessible
  • Catch drips in a bucket and protect the floor

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant.

Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Questions from Doddington

Do you cover smaller places like Doddington?

Yes, Doddington is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is Doddington in the area you cover?

We do. The survey and report are the same in Doddington as anywhere else.

Can a leak be traced on a dry day?

In most cases, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.

Why is the stain in a different place from the leak?

Because water travels. It can follow a timber or the underlay a long way first, so the entry point is often well away from the mark. We follow the route back instead of guessing.

Do you survey on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Is thermal imaging part of a leak investigation?

We use thermal imaging where it helps, and it is included in our Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Roof leak investigations in Doddington: local notes

Belmont House and Gardens, about 3.3 miles east, is one of the historic houses in the wider area around Doddington. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

Trees in and around Doddington Place Gardens shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you let a flat or house near Teynham station, a tenant living with a leak needs the cause found, not just the stain painted over.
