About our roof leak investigation in Aycliffe
On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof frequently turns out to be the source in heavy rain. Parapet walls and their gutters are looked at from wherever it’s safe. The findings are recorded with photos. Common reasons to book are damp ceilings under a flat roof and water coming in around a roof light or dormer, across valleys and parapet gutters, chimney stacks and slate and tile slopes.
Roofs in small places like Aycliffe often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.
Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

- Carrying out the fix

What we do, step by step
We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. The survey normally takes an hour or two at a typical home, while a commercial roof takes nearer three to four hours. Somewhere like Aycliffe needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- We start with your notes and photos of the leak.
- Inside, we check the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Getting ready for the survey
- Agree roof access with the managing agent if it is shared
- Check the loft hatch can be reached
- Keep pets out of the way during the survey

Advice
Tips from our surveys
Most of what helps is simple and safe from the ground. Our suggestions:
- Don’t climb onto the roof to look
- Photograph the stain each time it appears
- Clear the loft hatch so we can get in
- Put a bucket under the drip and move valuables
Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant.
Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.
What a survey costs
Prices always include VAT. What changes the price is:
- Any need for thermal images or a drone flight
- The size of the roof
- How tall the building is and how easy the roof is to see
- Whether you choose the Basic, Standard or Premium Survey
Every price we give includes VAT, and the written report is part of the package. Roof leak investigation starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
Getting the details right at the start saves time. Please include:
- Pictures from the garden or a window, if you have them
- Whether there’s a loft hatch, a shared roof or tricky access
- Where water is showing inside, if it is
- When you need the report by
Every survey is priced before it is booked, so you know the cost up front. Roof leak investigation starts from £150, including VAT. To book, phone 07833 053749 or email us.
How the survey changes by roof type
Valleys
A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.
Chimney stacks
A stack has several possible ways in for rain. Each is checked from every safe viewpoint.
Questions from Aycliffe
How do I find out if my home in Aycliffe is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do roofs near the sea, like those around Aycliffe, take more of a battering?
Frequently, yes. Aycliffe is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. We check the parts we are given access to.
Can every leak be traced?
Not always, and we will be honest about that. Some leaks hide well, especially those that need wind-driven rain. Where the source is not certain, we list the likely routes in order.
Is it a leak or condensation?
The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern, take moisture readings and tell you which is more likely.
Will I get photos?
Yes. The report includes photos of what we found.
What a roof leak investigation looks like in Aycliffe
The coast is about 1 mile or less from Aycliffe, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.
If you own a rental within reach of Dover Priory station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If your house is among the older ones in the streets near Aycliffe Church Centre, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Do you need a roof leak investigation in Aycliffe?
Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it.
Problems we come across often include:
- Damp on a chimney breast
- Leaks that appear only in driving rain
- Wet patches on loft insulation
- Water through the ceiling under a flat roof
If you live near a park such as Western Heights LNR, or anywhere with mature trees, autumn leaves can block gutters and valleys.
