Storm damage roof report in Aycliffe: what you get
Storms tend to find the weak points on a roof. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Trees and branches can also hit roofs in a storm. Our report records what has happened to your roof, with photos. Any older wear we can see is recorded as well. If you’ve noticed slipped or missing slates or tiles and damaged pots on the stack, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Aycliffe, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. We look at everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Ask a roofer for emergency temporary protection if water is coming in
- Take photos from the ground or a window, never by climbing
- Record any water damage in rooms and the loft
- Write down when the storm hit and when you noticed damage
If a claim is declined and you disagree, the first step is a complaint to the insurer. If that does not resolve it, the Financial Ombudsman Service may be able to help.
Store invoices and reports for any roof work. They can help show the roof was looked after.
For landlords and managing agents

Common questions in Aycliffe
Is my home in Aycliffe listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to Aycliffe?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can I check the roof after a storm?
Please do not climb onto the roof. Photograph the damage from below or from a window. Record the date and any damage inside as well.
Is wear and tear covered by insurance?
Wear and tear is normally excluded from home insurance. Our report records storm damage and any older wear we see, so you know what the roof shows. How the policy applies is up to your insurer.
How are storm damage reports priced?
A storm damage report starts from £150. Commercial and larger roofs are quoted on size. The report doesn’t include repair costs.
Can I challenge a declined storm claim?
Start by complaining to the insurer. If it isn’t resolved, the Financial Ombudsman Service may be able to help. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
How we price storm damage roof reports
Several things affect the price of a survey:
- The size of the roof
- How complicated the roof is, with its valleys, chimneys and parapets
- How tall the building is and how easy the roof is to see
- Whether thermal imaging or a drone is needed
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Booking your survey
We will typically ask about:
- Access details, such as a loft hatch or a shared roof
- The property’s address and postcode
- Why you want a survey: buying, a leak, a storm or new work
- The style of property, from a terrace to a block
A quick phone call is normally the easiest start: ring 07833 053749 or email us. You will have a price before anything is arranged.
Different roofs, different checks
Slate roofs
Natural slate can last 100 years or more, but the nails frequently fail first. We look at whether slipped slates suggest storm damage, older wear or both.
Ridge and hip tiles
A lifted ridge tile can let water into the roof. We photograph and describe the damage.

How it works
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours at a house, and longer if the damage is spread across a large roof. Around Aycliffe, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with what you’ve seen and any temporary repairs.
- Inside, we look for signs of water in the loft and rooms below.
- We view the roof from safe positions.
- Storm damage and older wear are recorded separately where we can.
- You receive the written report with photos.
Getting ready for the survey
- Leave a clear route to the loft
- Point out any leaks or damp patches
- For a flat or shared roof, check access with whoever owns or manages the building
Getting a price
Booking is simple: just phone 07833 053749 or email us, let us know about the property and we will explain which survey suits. The price is agreed up front.

Storm damage roof reports around Aycliffe
The coast is about 1 mile or less from Aycliffe, so storms can arrive with strong gusts off the water. Many policies treat gusts of about 55 mph as storm conditions, but it varies, and the insurer decides the claim. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Different coverings let water in at different points, which shapes where the search starts.
If you live in an older home near Aycliffe Church Centre, lead flashings, valleys and old chimneys are typical places for water to get in. Trees in and around Western Heights LNR shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you run a hotel or guest house in or near Aycliffe, a roof problem can mean rooms out of use, so it pays to find faults before guests do.
