Gutter survey in Aycliffe: what you get

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at brackets that have dropped or snapped and soffits marked by water, across downpipes, eaves gutters and parapet and box gutters.

Older buildings in small places like Aycliffe may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

Aycliffe homes and their roofs

Aycliffe is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you look after a building such as Aycliffe Community Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Aycliffe Church Centre, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a gutter survey doesn’t cover

Before booking, it is worth knowing what a survey won’t do:

  • Rot or damp concealed behind fascias or inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Gutters out of sight from every safe viewpoint

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Downpipes
  • Eaves gutters

When to book a survey in Aycliffe

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.

These are some of the problems a survey can pick up:

  • Blocked outlets and hoppers
  • Joints that drip after rain
  • Gutters that have fallen out of line
  • Rotten fascias or stained soffits

If you own a rental within reach of Dover Priory station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before booking

  • What follow-up you get after the report
  • How much experience they have with roofs like yours
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What’s outside the scope of the survey

What to expect from a roof survey

Prices for gutter surveys in Aycliffe

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • How big the roof is
  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details
  • Whether thermal imaging or a drone is needed

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Getting in touch

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage
  • The kind of building and roof involved

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or send us an email.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Book gutter clearing once a year, more frequently near trees
  • Look for new stains on ceilings below valleys after rain
  • Watch the gutters during heavy rain
  • Do not climb a ladder to look in the gutters

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

The survey, step by step

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, it usually takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Aycliffe, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Dig out any old roof reports or invoices
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Note where any stains or damp appear

Advice

Your questions about gutter surveys in Aycliffe

Do roofs near the sea, like those around Aycliffe, take more of a battering?

It can do. Within about 1 mile of the sea, as Aycliffe is, metal fixings wear faster and gales find any loose ridge or slate.

Do you survey roofs for landlords with property near Dover Priory station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, ring 07833 053749 or drop us an email.

Will you walk on the roof?

Only where it’s safe to do so. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.
