Gutter survey in Church Hougham: what you get

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We survey fascias and soffits, valley gutters and eaves gutters, and common reasons people get in touch are gutters full of debris and silt and hoppers and outlets full of debris.

Somewhere as small as Church Hougham, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

We keep jargon out of it: where something needs attention, it says so plainly.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Don’t climb a ladder to look in the gutters
  • Get the gutters cleaned out every year
  • Ask for valleys and parapet gutters to be cleared too
  • Check that downpipes are firmly fixed to the wall

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email once it’s done.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Landlords, agents and block managers in Church Hougham

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Different roofs, different checks

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Lead is also a target for theft.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.

Do you need a gutter survey in Church Hougham?

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.

Most people get in touch when they’ve noticed one of these:

  • Brackets that have dropped or snapped
  • Rotten fascias or stained soffits
  • Gutters overflowing in heavy rain
  • Gutters packed with leaves or moss

Trees in and around Samphire Hoe Country Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What a roof survey includes

What a gutter survey doesn’t cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Gutters out of sight from every safe viewpoint
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

What this survey covers

  • Outlets and hoppers
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Church Hougham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. You get a written report with photographs and recommendations.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Make a note of anything you’d like us to look at
  • Tell us where we can park nearby

Local roofs in Church Hougham

Church Hougham is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near Church of St Lawrence, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Dover Priory station, a dated record of the roof is useful when planning maintenance across a let.

Your questions about gutter surveys in Church Hougham

I let a flat near Dover Priory station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.

Does a conservation area affect roof work in Church Hougham?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What do I do with the report?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
