What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

About our thermal roof survey in Aycliffe

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It’s important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’re worried about wet insulation beneath the membrane and stains that keep coming back, we can find out what’s behind it, on loft conversions, flat roofs and pitched roof slopes alike.

In a small place like Aycliffe, open ground can mean strong wind. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Roof by roof

Pitched slate and tile roofs

Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

Parapets, valleys and junctions

Problems where roof slopes and walls meet are frequently hidden. A careful visual inspection goes alongside the images.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The condition of timbers we can’t see
  • An energy rating for the building
  • Readings unaffected by sun, shade or reflections

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

What we check

  • Loft conversions
  • Flat roofs

Questions from Aycliffe

Do you carry out roof surveys in Aycliffe?

Yes, Aycliffe is within the area we cover. We work right across London and the South East. Just ring 07833 053749 or send us an email and tell us about the property, and we will talk through which survey suits.

Is my home in Aycliffe listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How does a thermal imaging roof survey work?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Can a thermal survey trace a roof leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings, as the camera alone can’t prove a leak.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Thermal roof surveys in Aycliffe: local notes

Aycliffe lies within about 1 mile of the sea, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Hotels and guest houses near Aycliffe cannot easily close rooms for a leak, so it pays to find faults before guests do. For site and facilities teams at buildings such as Aycliffe Community Primary School, a drone or thermal camera can show a large roof in a single visit. Take an older house close to Aycliffe Church Centre: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for a house, and longer for a large or complex roof. Somewhere as small as Aycliffe, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from ground level, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photos and our recommendations.

Practical tips

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Talk to us about the weather when booking
  • Keep the heating on as usual before a heat loss survey
  • Use the report as a baseline for later checks
  • Check from the ground or a window, never by climbing

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.
