Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep a clear space in the garden or drive for take-off
  • Keep dogs indoors during the visit
  • Tell next door if the drone will be near their property
  • Let us know the exact address when you book

There’s a follow-up after 12 months with the Premium Survey. It helps you see how the roof has changed over the year.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.

Drone roof survey in Aycliffe: what you get

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we cannot fly, we use other safe vantage points instead and tell you. Prison sites also have drone restriction zones. Common reasons to book are slates or tiles shifted by high winds and gaps where slates or tiles have gone, across tall and steep roofs, valleys and parapet gutters and fragile roofs.

Villages like Aycliffe frequently stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Airspace, weather and Aycliffe roofs

Aycliffe is within about 1 mile of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

A roof leak in a hotel or guest house around Aycliffe means lost rooms as well as repairs, so it is worth knowing the roof’s condition. If your house is among the older ones in the streets near Aycliffe Church Centre, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Aycliffe is about 1 mile south of Tower Hamlets, in Kent. In Aycliffe, as across Kent, every roof gets the same careful survey. Aycliffe is one of the towns and villages in Kent we cover for drone roof surveys. Our Canterbury page covers surveys nearby.

Questions from Aycliffe

Will you come out to Aycliffe?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Aycliffe listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Are there drone restrictions in central London?

Central London has restricted areas where NATS permission is needed. Where we can’t fly, we use other safe vantage points.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What we’re asked to look at in Aycliffe

From the pavement, most of a tall roof is out of sight. Rear slopes, valleys and the tops of chimneys are hidden. Problems in those places often go unseen until they leak, which is why owners turn to a drone.

We are often asked to look at:

  • Ponding and splits on a high flat roof
  • Plant growth and moss on the roof
  • Coverings that have slipped high up on the roof
  • Flashings that have come away

Anyone responsible for a site like Aycliffe Community Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

Before you book any roof surveyor

  • Is there a chance to talk the report through?
  • What exactly goes into their report
  • What insurance they carry
  • Whether the loft is part of the inspection

What a good roof survey covers

Prices for drone roof surveys in Aycliffe

The price reflects the time and kit the roof needs. The main factors are:

  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • Height and safe access
  • Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Booking your survey

If you can, have these to hand when you get in touch:

  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from the ground or a window
  • Where the property is, with the postcode
  • Where water is showing inside, if it is

Every survey is priced before it is booked, so you know the cost up front. Our price is from £400, including VAT. To book, phone 07833 053749 or drop us an email.

What a drone roof survey does not cover

It’s useful to know what a survey will not do before booking:

  • The underside of the roof (that needs an inside check)
  • Photos in conditions too poor to fly
  • Neighbouring roofs the owner hasn’t asked us to survey

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and does not.

Roof types and parts we check

  • Fragile roofs
  • Large and complex roofs
  • Chimney stacks
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Flat roofs on upper floors

How the survey works

Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take about 1–2 hours at a typical home, or half a day or so for a commercial building. Somewhere as small as Aycliffe, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we check whether a drone is the right tool.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. We also look inside the roof space where it’s safe.
  5. Everything is written up, with the aerial photos and our advice.

How to prepare

  • If you are buying, let the agent know when we are coming
  • Clear the way to the loft hatch
  • Have any questions written down, so nothing gets missed
