Chalk Roof Leak Investigation
We carry out roof leak investigations in Chalk and the rest of Kent. We survey on weekdays, Saturdays and Sundays.
- Staining around the chimney inside
- Damp underlay across a wide area
- Water dripping from rafters or underlay
Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Photograph the stain each time it appears
- Clear the loft hatch so we can get in
- Check whether pipes or tanks run near the stain
- Protect furniture and flooring under the leak
If the leak turns out to be condensation, the report says so, with recommendations on ventilation. That avoids roof work that wouldn’t help.
Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
How a roof leak investigation works in Chalk
Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it’s needed. If you’re worried about water marks that spread in wet weather and damp ceilings under a flat roof, a survey will tell you what’s going on, on valleys and parapet gutters, chimney stacks and slate and tile slopes alike.
For a small place like Chalk, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Questions from Chalk
Is the coastal weather around Chalk hard on roofs?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows.
How do I find out if my home in Chalk is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How experienced are you?
We’ve completed more than 5,000 surveys, over more than 20 years.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Tell us about it when you book and we will explain what’s needed.
How long does the visit take?
Allow about one to two hours for a house, while a commercial roof takes nearer three to four hours. We will confirm what to expect when we arrange the visit.
Do you use thermal imaging to find leaks?
It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.

Prices for roof leak investigations in Chalk
Not every roof costs the same to survey, and it comes down to:
- Which survey package you book
- Extra roofs, like extensions, dormers or garages
- Features like valleys, chimneys, dormers and parapets
- Commercial roofs and larger buildings
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.
Getting in touch
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Any deadline, such as an exchange date
- The reason for the survey, such as buying, a leak or storm damage
- Pictures from the garden or a window, if you have them
- Access details, like a loft hatch or a shared roof
To book a survey, call 07833 053749 or email us and tell us the address and what’s prompted the survey. We will confirm the price before booking.
The survey, step by step
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours, more where the leak is intermittent or the roof is large. Somewhere as small as Chalk, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with your notes and photos of the leak.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Let us know about any leaks, stains or damp patches you know of
- Let us know about parking before the day

How the survey changes by roof type
Lead flashings
Mortar fillets are sometimes used instead of lead. They crack as the roof and wall move, letting rain run behind the joint.
Valleys
A valley leak can appear well away from the valley inside. We trace the route from the loft where there is safe access.
Wind, rain and roofs in Chalk
Chalk lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the roof type helps narrow down where water may be getting in.
With Cobham College about 2.8 miles south, the area around Chalk has a long history. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times. If you look after a building like Thamesview School, tracing a leak on a big roof starts with where the water appears and works back. If you own a rental within reach of Gravesend station, a tenant living with a leak needs the cause found, not just the stain painted over.
Chalk is about 1 mile east of Gravesend, in Kent. Chalk gets the same service as everywhere else we work: a careful look at whatever is safely visible, photographs and a clear written report. Across Kent, we cover Chalk. You can also see our page for Maidstone.
Every address in DA12 is within our area for roof leak investigations. Whether your property is on Chalk Road, Castle Lane and Orlick Road or a nearby road, we can help. Nearby, we also carry out roof leak investigations in Upper Ifield (1 mile south), Thong (1 mile south), Shorne (1 mile south-east), Shorne Ridgeway (2 miles south-east) and Higham (2 miles south-east). Larger places within reach include Maidstone (12 miles south-east), Sittingbourne (15 miles south-east), Dartford (8 miles west), Sevenoaks (14 miles south-west), Northfleet (3 miles west) and Swanley (10 miles west).
Around Chalk
Around Chalk, our work takes us to homes and buildings near Shorne Woods Country Park, Westcourt Primary School and St John's Catholic Comprehensive, among other places. Chalk’s nearest station is Gravesend station, about 2 miles west of the centre. Other landmarks nearby include Rochester Castle (4.8 miles south-east) and Gravesham Museum (1.9 miles north-west). Green spaces nearby include Gad's Hill and Rede Common.
Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- Putting the leak right
- Leaks that only appear in weather we can’t recreate
- What’s under the covering or behind the plaster
If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey before you book. What a survey covers and does not.

Why act early in Chalk
Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. Older and listed buildings around Chalk may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your roof before you book.
