What we cannot see

It is a careful look at the leaking roof, not the whole story. Its limits include:

  • The repair itself (the investigation finds and reports the cause)
  • Water from pipes, tanks or heating systems
  • A promise to find every leak on a single visit

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

Roof leak investigation in Gill's Green

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check both the covering and the room underneath. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We survey lead flashings, slate and tile slopes and the roof space, and common reasons people get in touch are staining where a gutter or parapet meets the wall and damp on a chimney breast.

Being in a small place like Gill's Green makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

After the visit, you get a written report with photographs, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Different roofs, different checks

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it’s too low, cracked or poorly dressed, water gets behind it.

Slate and tile slopes

On slate roofs, corroded nails let slates slip. One slipped slate can be enough to cause a leak.

What we are asked to look at in Gill's Green

Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. Leaks from valleys frequently show up some distance away inside.

Typical things we’re asked to look at include:

  • Drips from nail tips in a cold loft
  • Water through the ceiling under a flat roof
  • Water that shows only in certain storms
  • Wet patches high on an inside wall

For an older house near a landmark like Church of All Saints, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Questions from Gill's Green

Does a conservation area affect roof work in Gill's Green?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Gill's Green?

Yes, Gill's Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

What insurance do you have?

We hold professional indemnity and public liability insurance.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

What’s in the survey report?

A written report with photographs, covering the condition of the leaking roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Take dated photos of the leak
  • Let us know if there are tanks or pipes in the loft
  • Note the weather when the leak shows
  • Have an electrician check any wet fittings

Once the work is done, hold on to the report. If water appears again, it shows what was found before, which makes the next step quicker.

Keep the roof space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Make sure insulation does not block airflow at the eaves.

Why it’s worth a survey now in Gill's Green

Leaks tend to get worse, not better. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Roof leak investigations in Gill's Green: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the roof type helps narrow down where water may be getting in. Historic houses such as Scotney Castle, about 4.8 miles north-west, show how far back building in the area around Gill's Green goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Anyone responsible for a site like Marlborough House School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Trees in and around Collingwood Nature Reserve shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Somewhere as small as Gill's Green, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Tell us about any leaks, stains or damp patches you know of
  • Make sure we can get to the back of the property
