Roof leak investigations for homes and businesses in Beal's Green
Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We check all of them, from every safe viewpoint. We survey flat roof details, the roof space and lead flashings, and the problems we’re asked to look at most are damp underlay across a wide area and staining around the chimney inside.
Somewhere as small as Beal's Green, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. We check everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

Landlord and commercial surveys in Beal's Green
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.
We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the leaking roof, with photos, useful for planning maintenance.
Do you need a roof leak investigation in Beal's Green?
A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can push water under the slates or tiles. The stain may appear well away from the valley itself.
Most people get in touch after spotting something like this:
- Staining where a gutter or parapet meets the wall
- Damp ceilings under a flat roof
- Damp patches next to the stack
- Stains around a skylight
Trees in and around Collingwood Nature Reserve shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
Choosing a roof surveyor
- Are they insured for the work?
- Whether the loft space is looked at, where there is one
- Will the report include photos?
- Is there a chance to talk the report through?

What a roof leak investigation does not cover
Some things cannot be seen without opening up the roof, so a survey has limits:
- Plumbing leaks that look like roof leaks
- Faults hidden behind ceilings or boarding
- Putting the leak right

Beal's Green roofs and the weather
Historic houses like Scotney Castle, about 5 miles north-west, show how far back building in the area around Beal's Green goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from.
If you look after a building such as Marlborough House School, tracing a leak on a big roof starts with where the water appears and works back. If you own a rental within reach of Etchingham station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Different roofs, different checks
Lead flashings
Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, and water runs down behind them.
Parapet and box gutters
We check the linings, joints and outlets where we can see them safely, and look for signs of past overflowing.
Beal's Green: your questions answered
Is Beal's Green within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is Beal's Green in the area you cover?
We do. The survey and report are the same in Beal's Green as anywhere else.
Will you check the loft?
If there is a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
How long does the visit take?
The visit usually takes about one to two hours for most homes, though a hard-to-trace leak can take longer. We will confirm what to expect when we arrange the visit.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll plan the survey around it.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
Do you use thermal imaging to find leaks?
It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.
How the survey works
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Rural addresses near Beal's Green can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Before the survey
- Find any records of previous roof work
- Jot down any questions you want answered
- Keep pets out of the way during the survey

Advice
What happens if roof problems are left?
Damp in a ceiling or loft can lead to mould. Once mould takes hold, it’s harder to clear. Stopping the water is the first step. Older cottages and farmhouses around Beal's Green can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the exact price before you book.
