Independent thermal roof surveys in Beal's Green

Thermal roof surveys for homes and businesses in Beal's Green

Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. Typical surveys look at heat escaping through the roof and ceilings that feel colder in places, on insulated roof spaces, ceilings below the roof and pitched roof slopes.

Some older homes in villages like Beal's Green are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Landlord and commercial surveys in Beal's Green

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the roof, useful for planning maintenance.

Honest limits

Before you book, it is worth knowing what a survey won’t do:

  • A structural engineer’s assessment
  • Clear results when the conditions on the day are poor
  • Confirming water without moisture readings

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. The full list of what we check.

What we check

  • Commercial roofs
  • Pitched roof slopes
  • Insulated roof spaces
  • Ceilings below the roof
  • Loft conversions
  • Flat roofs

How the survey changes by roof type

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Older rural homes like those around Beal's Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Let us know about any leaks, stains or damp patches you know of
  • Have any paperwork from past roof work to hand

Your questions about thermal roof surveys in Beal's Green

Is my home in Beal's Green listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you come out to Beal's Green?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you check my loft insulation with a thermal camera?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the images show where improvements may help.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put by urgency where it matters.

Can a thermal survey trace a roof leak?

It frequently helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It is used alongside a close inspection and moisture readings, as the camera alone cannot prove a leak.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Flying and imaging in Beal's Green

The wider area around Beal's Green has a long history of building, with Scotney Castle about 5 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Anyone responsible for a site like Marlborough House School will know that a drone or thermal camera can show a large roof in a single visit.

Signs you need a thermal roof survey in Beal's Green

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Missing or slipped insulation can stand out as temperature differences, particularly when there is a clear difference between inside and outside.

People normally book a survey when they’ve noticed one of these:

  • Areas of a flat roof that may hold water
  • Missing or slipped insulation
  • Heat escaping through the roof
  • Damp that repairs haven’t cured

For an older house near a landmark such as Church of All Saints, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
