FAQs for Beal's Green

Can a landlord with a rental near Etchingham station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details.

Is Beal's Green within the area you cover?

Yes, Beal's Green is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

What causes damp on a chimney breast?

Normally it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Does the report include photographs?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

How a chimney survey works in Beal's Green

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. That points the work in the right direction. We survey flaunching, lead flashings and chimney breasts, and the problems we’re asked to look at most are a stack that appears to lean and cracked or missing flaunching.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours at a house, as part of a look at the roof around the stack. Older roofs in small places like Beal's Green can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a written report with photos and our recommendations.

How to prepare

  • Jot down any questions you want answered
  • If you’re buying, check with the agent that we can get in

Advice

What happens if roof problems are left?

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. For an older or listed building in a place like Beal's Green, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

How we price chimney surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • How big the roof is
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.

Helping us price your survey

When you call or email, these details help:

  • The address and postcode of the property
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved

When you’re ready to go ahead, ring 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date.

Honest limits

It is a careful look at the chimney stack, not the whole story. The main limits are:

  • Areas we can’t view from safe positions
  • Whether the flue is safe to use
  • Gas safety checks, which need a Gas Safe registered engineer

What a chimney survey looks like in Beal's Green

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 5 miles north-west lies Scotney Castle, a reminder of how long the area around Beal's Green has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Etchingham station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Church of All Saints, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Marlborough House School, a written record of a large roof helps plan work for the holidays rather than in term time.
