Sandgate Roof Leak Investigation
A careful look at the leaking roof at your property in Sandgate, with photographs and a written report.
- Leaks below a flat extension roof
- Drips in the loft during heavy rain
- Staining around the chimney inside
Tips from our surveys
Over many surveys, some simple habits stand out:
- Put a bucket under the drip and move valuables
- Don’t touch fittings that water is reaching
- Mention any plumbing above the damp area
- Write down the wind direction and rain when it leaks
Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.
How a roof leak investigation works in Sandgate
Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, because they need very different work. We check the pattern of damp, the weather and the ventilation before reaching a view. We survey chimney stacks, the roof space and slate and tile slopes, and common reasons people get in touch are staining where a gutter or parapet meets the wall and damp ceilings under a flat roof.
For a small place like Sandgate, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Landlords, agents and block managers in Sandgate
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
Roof leak investigations in Sandgate: local notes
Sandgate lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. Acrise Place, about 4.4 miles north, is one of the historic houses in the wider area around Sandgate. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Anyone responsible for a site like The Folkestone School for Girls will know that tracing a leak on a big roof starts with where the water appears and works back. A roof leak in a hotel or guest house around Sandgate means lost rooms as well as repairs, so it pays to find faults before guests do.
Sandgate is about 1 mile south-west of Folkestone, in Kent. Whether the building in Sandgate is a house, a flat or a commercial unit, we can survey the roof. Across Kent, we cover Sandgate and the places around it. You can also see our page for Canterbury.

When you need someone else
To be straight with you, there are limits to any roof survey:
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
- An intermittent leak that shows no trace on the day
If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before booking. The full list of what we check.

When to book a survey in Sandgate
Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.
Here are some of the things we see often:
- Leaks below a flat extension roof
- Water dripping from rafters or underlay
- Damp patches next to the stack
- Damp walls below an overflowing gutter
Landlords with a home close to Folkestone West station may find that tracing a leak quickly matters when a tenant is living with it.
Before you book anyone
- Is there a chance to talk the report through?
- Whether VAT is in the quoted price
- Whether they hold professional indemnity and public liability insurance
- Will they check the loft as well as the outside?
How the survey works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two at most homes, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Sandgate often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- You get photos, the likely cause and clear recommendations.
How to prepare
- Point out any leaks or damp patches
- Unlock side gates and any roof access doors
- For a flat or shared roof, check access with whoever owns or manages the building

Common questions in Sandgate
Is my home in Sandgate listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do roofs near the sea, like those around Sandgate, take more of a battering?
Often, yes. Sandgate is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is the repair included in the leak investigation?
The investigation is about finding the cause. The repair itself is a separate job. The report shows where the water gets in and what should be done.
How do I arrange a roof leak investigation in Sandgate?
It is easiest to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof. Surveys run on weekdays and at weekends.
How soon will I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
How should I prepare for the leak investigation?
Clear the loft hatch so we can get into the loft space. Have any photos of the leak ready, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
What happens after the survey?
You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
