Roof Leak Investigation in Stowting Common

We take a careful look at the leaking roof at your property in Stowting Common, and put it all in a written report with photos.

  • Leaks that appear only in driving rain
  • Drips in the loft during heavy rain
  • Staining where a gutter or parapet meets the wall

Roof leak investigation in Stowting Common

Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Knowing which it is means the right fix can be done, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We survey the roof space, slate and tile slopes and chimney stacks, and common reasons people get in touch are damp ceilings under a flat roof and ceiling stains that grow after rain.

Roofs in small places like Stowting Common often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Stowting Common: your questions answered

Will you come out to Stowting Common?

We do. A small place gets exactly the same survey as a big one.

Is Stowting Common in the area you cover?

Yes, Stowting Common is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or use the contact form and let us know about the property.

Why is the stain in a different place from the leak?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. We follow the route back instead of guessing.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

What’s in the report?

Written findings with photos, covering the condition of the leaking roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Stowting Common roofs and the weather

With Westenhanger Castle about 3.7 miles south, Stowting Common sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Different coverings let water in at different points, which shapes where the search starts.

Anyone responsible for a site like Stowting Church of England Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. Homes near green spaces such as Spong Wood can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

When to book a survey in Stowting Common

A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can push water under the slates or tiles. The stain may appear well away from the valley itself.

It is worth booking a survey if you’ve seen:

  • Damp walls below an overflowing gutter
  • Condensation that looks like a leak
  • Water dripping from rafters or underlay
  • Stains around a skylight

Landlords with a home close to Westenhanger station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

Before you book anyone

  • Will they check the loft as well as the outside?
  • What insurance they carry
  • Will the report include photos?
  • When you will get the report

What to expect from a roof survey

What happens if roof problems are left?

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. It gives the next repair a far better chance. Outbuildings and barns around Stowting Common are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. The survey typically takes an hour or two for most homes, though a hard-to-trace leak can take longer. Older rural homes like those around Stowting Common can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You tell us where the water shows and when it appears.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Leave side gates unlocked
  • Agree roof access with the managing agent if it’s shared
