Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. Typical surveys look at condensation that looks like a leak and brown rings on upstairs ceilings, on chimney stacks, slate and tile slopes and rooflights and dormers.

In a village or hamlet like Smarden Bell, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Before and after the survey

From years of surveys, a few habits stand out:

  • Note the weather when the leak shows
  • Keep water away from lights and sockets
  • Clear the loft hatch so we can get in
  • Mention earlier attempts to fix the leak

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. You can ask us about anything that is not clear.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations (that is a structural engineer’s job)
  • Leaks from plumbing, tanks or pipework rather than the roof
  • A promise to find every leak on a single visit

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Rooflights and dormers
  • Flat roof details
  • Chimney stacks
  • The roof space
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Lead flashings

Smarden Bell questions

Do you cover smaller places like Smarden Bell?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Smarden Bell listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you fix the leak as part of this?

Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do you look in the loft space?

Usually, if there is one and it can be reached safely. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

Why get it checked now?

Damp in a ceiling or loft can lead to mould. It’s unpleasant, and it’s harder to deal with once established. Stopping the water is the first step. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

How the survey works

After the inspection, everything we found is written up as a report with photos, sent to you by email. On timing, most surveys take about 1–2 hours, more where the leak is intermittent or the roof is large. Somewhere as small as Smarden Bell, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Leaks and storm damage in Smarden Bell

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering and its details give the first clues when tracing where water is coming from.

If you let a flat or house near Headcorn station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Take a building like Smarden Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Common roof problems in Smarden Bell

Flat roofs fail with age and wear. A felt roof often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

Signs worth acting on include:

  • Water that shows only in certain storms
  • Leaks at a dormer or roof window
  • Damp patches next to the stack
  • Water through the ceiling under a flat roof

For an older house near a landmark like Church of St Michael, water on an older roof tends to find its way in at the lead, the valleys or the chimney.
