Roof leak investigations for homes and businesses in Benenden
On older houses, leaks frequently start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are looked at from wherever it is safe. Our report shows what we found, with photos. We survey valleys and parapet gutters, lead flashings and flat roof details, and the problems we’re asked to look at most are damp patches next to the stack and condensation that looks like a leak.
Being in a small place like Benenden makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.
The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later.

What happens if roof problems are left?
A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. In a small place like Benenden, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.
What you get with us
- 98% customer satisfaction
- Surveys seven days a week
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- Thermal imaging and drones used where they help
What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
How it works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours, more where the leak is intermittent or the roof is large. You’re welcome to ask questions while we’re there. Somewhere as small as Benenden, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Before we arrive
- Make sure the loft hatch can be reached

Getting a price
Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.
Advice
How the survey changes by roof type
Valleys
A valley leak can appear well away from the valley inside. We trace the route from the loft where there’s safe access.
Chimney stacks
A stack has several possible ways in for rain. Each is checked from every safe viewpoint, and look for damp on the breast inside.
Tips that help
Nothing here needs a ladder. Our suggestions:
- Stay off ladders and the roof
- Check the loft is accessible
- Protect furniture and flooring under the leak
- Let us know about any past repairs to the roof
The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, rather than at the stain.
Do not block the vents at the eaves. Air movement keeps condensation down, which is often mistaken for a leak. Check insulation doesn’t block airflow at the eaves.
Benenden roofs and the weather
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these roof types has its own typical places for water to get in. About 5 miles south lies Great Dixter, a reminder of how long the area around Benenden has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Church of St George, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For site and facilities teams at buildings such as Benenden Church of England Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
