Storm damage roof report in Benenden
When a storm has damaged your roof, a written record can help you explain it to your insurer. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We aren’t loss adjusters, and we can’t say whether a claim will be paid. What you get is an independent view of the roof’s condition. If you are worried about flat roof edges peeled back and damaged pots on the stack, a survey will tell you what’s going on.
Somewhere as small as Benenden, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We look at everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later.

What you can safely check yourself
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.
Why act early in Benenden
Your policy may say how quickly you need to report damage. Check the wording and tell your insurer as soon as you can. Our report can then add a clear record. Outbuildings and barns around Benenden are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

What a storm damage roof report looks like in Benenden
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in. With Great Dixter about 5 miles south, Benenden sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
Anyone responsible for a site like Benenden Church of England Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A decision on your insurance claim
- Estimates of repair costs
- Negotiating a claim settlement
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.
What we look at
- Flat roofs
- Ridges and hips
- Chimney stacks
- Slate and tile slopes
- Gutters and fascias
- Flashings
Common roof problems in Benenden
Strong winds lift loose or poorly fixed slates and tiles, ridge pieces and flashings. Driving rain then gets in through the gaps. Most people book a report soon after a storm, when they’ve seen damage or water has come in.
It’s worth booking a survey if you’ve seen:
- Water coming in after the storm
- Slates and tiles blown off the roof
- Flashings pulled away from walls or stacks
- Damaged pots on the stack
If you live in an older home near Church of St George, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
Before booking any roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What exactly goes into their report
- How they plan to inspect the roof safely
- Whether the roof space is looked at, where there is one

Yes, Benenden is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
What does a storm damage report cost?
A storm damage report starts from £150. Larger roofs are quoted for their size. Repair costs aren’t part of the report.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days when booking.
Are you loss adjusters?
No. We aren’t loss adjusters and do not act for you with the insurer. We give you an independent report of the damage for you to send to your insurer.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Practical tips
A survey works best with a little help from you, before and after. Tips:
- Take photos from the ground or a window, never by climbing
- Report the damage to your insurer as soon as you can
- Read your policy wording on storm damage
- Arrange temporary cover with a roofer if rain is getting in
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Store invoices and reports for any roof work. They can help show the roof was looked after.
How it works
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes an hour or two for a house; commercial roofs usually need 3–4 hours. In a hamlet or village like Benenden, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First you give us the date of the storm and what you’ve noticed, inside and out.
- We inspect the roof from safe viewpoints and from the loft where there’s access.
- The damage is recorded with photos, area by area.
- We note the likely cause, including any signs of wear that were there before the storm.
- We send you a written report with photos, ready to give to your insurer.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Clear the way to the loft hatch
- Tell us about any leaks, stains or damp patches you know of
