Landlord roof survey in Benenden
Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats and residents will need to be told in advance. Your agent or you arrange access and we’ll say what we need when you book. Any part we couldn’t reach is noted in the report. If you’ve noticed cracked or lifting flashings and standing water on a flat roof, a survey will tell you what’s going on, on rented houses, blocks of flats and shared roofs alike.
Older buildings in small places like Benenden may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Party-wall upstands and parapets
We inspect the parts of a shared roof we can access and note what couldn’t be seen.
Gutters and downpipes

Questions from Benenden
Is Benenden within the area you cover?
Yes. Benenden is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
How do I find out if my home in Benenden is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
What access do you need for a block roof survey?
Sometimes, yes. Where the loft or roof can only be reached through a home, we will need to go in, so residents need notice.
How do I book a survey in Benenden?
It is easiest to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll take it from there. We survey on any day of the week.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Do you survey roofs shared between flats?
Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.
Why get it checked now?
On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it is one opinion against another. Older and listed buildings around Benenden may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Prices for landlord roof surveys in Benenden
Not every roof costs the same to survey, and it comes down to:
- Extensions, dormers and garages with roofs of their own
- The height of the building and how the roof can safely be seen
- The size of the roof
- Whether it is a home or a commercial building
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
What we need to know
To price your survey accurately, we will ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- What made you get in touch
- Your timetable, such as an exchange date
- Any stains, drips or damp patches you’ve seen indoors
When you’re ready to go ahead, call 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.
The survey, step by step
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. In a hamlet or village like Benenden, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start by agreeing the scope, roof by roof.
- You or your agent arrange access to the roof space and any flats we need to enter.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Preparing for the visit
- For flats, check roof access has been agreed
- Make a note of anything you’d like us to look at
- If you’re buying, let the agent know when we are coming

For landlords and managing agents
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or drop us an email.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.
What a landlord roof survey looks like in Benenden
Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Great Dixter, about 5 miles south, is one of the historic houses in the wider area around Benenden. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as Church of St George, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Benenden Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
