Landlord roof surveys in Iden Green: local notes
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Great Dixter, about 4.2 miles south, is one of the historic houses in the wider area around Iden Green. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you live in an older home near Church of St George, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Benenden Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Iden Green is about 13 miles north of Hastings, in Kent. In Iden Green, as across Kent, every roof gets the same careful survey. We cover towns and villages across Kent, from the larger towns to small villages. You can also see our page for Maidstone.

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t give repair costs but contractors can price from it. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. Typical surveys look at missing or loose roof coverings and parapets and upstands in poor repair, across rented houses, gutters and downpipes and blocks of flats.
Somewhere as small as Iden Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for a single let house, with blocks of flats taking longer. Cottages and farmhouses around Iden Green frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start by agreeing the scope, roof by roof.
- You or your agent arrange access to the roof space and any flats we need to enter.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- If you are buying, let the agent know when we are coming
- Have any paperwork from past roof work to hand
How to book
Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or send us an email.

Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Areas behind locked flats or blocked hatches
- Walls, floors and services beyond the roof
- A full structural assessment of the building
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- Roof area
- Building height and the viewpoints available
- The use of thermal imaging or a drone
- Commercial roofs and larger buildings
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.
Helping us price your survey
To price your survey accurately, we will ask about:
- The reason for the survey, like buying, a leak or storm damage
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
- Your timetable, such as an exchange date
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or drop us an email.
What we look for on each type of roof
Shared chimney stacks
Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.
Party-wall upstands and parapets
Parapet walls frequently hide gutters behind them. They’re checked where safe access allows.

Iden Green: your questions answered
How do I find out if my home in Iden Green is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you cover Iden Green?
Yes, Iden Green is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or email us and tell us about the property.
Does the weather affect the survey?
It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.
Do you need access to all the flats?
It depends on the building. Frequently we need the loft and certain flats, and you or your agent arrange access. We tell you what’s needed as you book.
Is a landlord roof survey the same as a full building survey?
No, it’s a roof survey. It’s not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.
How much time does the visit need?
Most visits to a house take about 1–2 hours and larger buildings take longer.
Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.
