Roof leak investigation in New Street

The aim is to find where the water is getting in and explain it. You get a report with photos showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. If you are worried about wet patches on loft insulation and water that shows only in certain storms, we can find out what’s behind it, on chimney stacks, slate and tile slopes and lead flashings alike.

Roofs in small places like New Street often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we’re asked to look at in New Street

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.

People normally book a survey after spotting something like this:

  • Damp walls below an overflowing gutter
  • Damp ceilings under a flat roof
  • A leak that comes and goes with the weather
  • Stains around a skylight

If your house is among the older ones in the streets near Church of Saint Peter, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What to expect from a roof survey

Your questions about roof leak investigations in New Street

Will you come out to New Street?

Yes, New Street is on our map. Villages and rural addresses get the same survey as a town house.

Do you cover New Street?

Yes, New Street is one of the places we work. The survey and report are the same in New Street as anywhere else.

Will you fix the leak as part of this?

This service finds and reports the cause, not to carry out the repair. With the report, a roofer knows exactly where to look.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How experienced are you?

More than 5,000 surveys over 20+ years.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as New Street, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • Point out any leaks or damp patches

Advice

What a survey costs

Prices vary from roof to roof, for these reasons:

  • The use of thermal imaging or a drone
  • Height and safe access
  • The roof’s overall size
  • How many separate roofs there are, such as extensions, dormers and garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

If you can, have these to hand when you contact us:

  • What kind of property and roof it is
  • When you need the report by
  • Whether there is a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work

We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or send us an email.

Why act early in New Street

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. That is frequently what breaks the cycle. For older village homes like those around New Street, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Why book with us

  • Thermal imaging and drones used where they help
  • PI and public liability insurance
  • An independent look at the roof
  • Over 5,000 surveys carried out

What we look for on each type of roof

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.

Roof leak investigations around New Street

Cobham College, about 3.6 miles north-east, is one of the historic houses in the wider area around New Street. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

Landlords with a home close to Meopham station may find that a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a building such as Culverstone Green Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Take dated photos of the leak
  • Stay off ladders and the roof
  • Make sure the loft is accessible
  • Keep water away from lights and sockets

If condensation is the cause, we explain it, with recommendations on ventilation. It saves chasing a leak that is not there.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.
