Roof leak investigation in Coldred

Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, because they need very different work. We check the pattern of damp, the weather and the ventilation before reaching a view. If you’re worried about water through the ceiling under a flat roof and leaks at a dormer or roof window, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Coldred, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. We check everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Do you need a roof leak investigation in Coldred?

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.

Look out for signs like these:

  • Damp on a chimney breast
  • Damp underlay across a wide area
  • Ceiling stains that grow after rain
  • Leaks below a flat extension roof

For site and facilities teams at buildings like Lydden Primary School, tracing a leak on a big roof starts with where the water appears and works back.

What to check before booking

  • Is there a chance to talk the report through?
  • Which parts of the roof they’ll actually see
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the inside of the roof is included

What a roof survey includes

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How the survey changes by roof type

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely.

Common questions in Coldred

Is my home in Coldred listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is the coastal weather around Coldred hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, ring 07833 053749 or use the contact form.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.

Could my leak actually be condensation?

It is a common question. A leak usually shows in one area and follows rain, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.

Will you definitely find the leak?

We can’t promise to find every leak on one visit. Many leave clear signs, but some only appear in certain weather. We report what we found and the likeliest sources.

How do I arrange a roof leak investigation in Coldred?

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Take dated photos of the leak
  • Stay off ladders and the roof
  • Clear the loft hatch so we can get in
  • Record whether it leaks in every downpour or only some

If the leak turns out to be condensation, the report says so, with recommendations on ventilation. It saves chasing a leak that isn’t there.

Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

What we do, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two at most homes, while a commercial roof takes nearer three to four hours. Older roofs in small places like Coldred can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Before the survey

  • Make sure we can get to the back of the property
  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it is shared

What a roof leak investigation looks like in Coldred

Coldred is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. Historic houses such as Goodnestone Park, about 4.6 miles north, show how far back building in the area around Coldred goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you own a rental within reach of Shepherds Well station, a clear finding on where water gets in helps you brief a roofer straight away. If yours is one of the older homes in the streets near Church of St Pancras, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Why get it checked now?

Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Stopping the water is the first step. In a small place like Coldred, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
