Lydden questions
Is Lydden in the area you cover?
We do. The survey and report are the same in Lydden as anywhere else.
Is my home in Lydden listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Does thermal imaging detect leaks directly?
Not directly. It shows temperature, and wet materials frequently behave differently from dry ones. That’s why we check any patterns with moisture readings.
Which survey includes thermal imaging?
Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.
How long is the visit?
Time on site depends on the roof, but most surveys take about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Thermal roof survey in Lydden
Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so the findings do not rely on the camera alone. We survey insulated roof spaces, loft conversions and flat roofs, and common reasons people get in touch are cold areas below the roof and possible trapped moisture under a flat roof covering.
In a village or hamlet like Lydden, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Common roof problems in Lydden
Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.
A survey can pick up problems such as:
- Patches of heat loss across the roof
- Wet areas near outlets and upstands
- Thin or uneven insulation in the roof
- Damp that repairs haven’t cured
Take an older house close to Church of St Mary Church of St Mary Virgin: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.
Choosing a roof surveyor
- Whether you can ask questions once you have the report
- How much experience they have with roofs like yours
- What insurance they carry
- Their drone registration, if they fly one
How the survey changes by roof type
Single-ply and EPDM roofs
Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.
Felt and asphalt flat roofs
Felt and asphalt roofs often show wet areas as patches that differ from the rest. Moisture readings are used to check them.

Leave it or get it looked at?
Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding them early can mean a smaller job. In a place like Lydden, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

What affects the price in Lydden
Prices always include VAT. The things that change the price are:
- Chimneys, valleys, parapets and other details
- Whether it is a home or a commercial building
- Which survey package you book
- How many separate roofs there are, such as extensions, dormers and garages
Prices start from £400, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.
Helping us price your survey
You don’t need to know any roofing terms. It is enough to let us know:
- Your timetable, like an exchange date
- Where any leaks, stains or damp patches show inside
- Pictures of the roof from a safe spot, if you have them
- The type of building and roof, such as pitched or flat
Prices start from £400, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or drop us an email with the details.
The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Older roofs in small places like Lydden can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- The Premium report reaches you the same day, and we go through it with you in person.
Before the survey
- If you’re buying, let the agent know when we are coming
- If the roof is shared, arrange access with whoever manages the building
- Mention any parking restrictions on your street

Advice
What a thermal roof survey looks like in Lydden
Lydden lies within about 4 miles of the sea, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
If you look after a building such as Lydden Primary School, thermal images can show where wet insulation sits under a big flat roof.

DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
