What happens if roof problems are left?

Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. Outbuildings and barns around Ewell Minnis are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for the job before booking.

Thermal roof surveys for homes and businesses in Ewell Minnis

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We survey pitched roof slopes, flat roofs and ceilings below the roof, and common reasons people get in touch are water getting in at parapets and stacks and leaks far from where the stain appears.

In a village or hamlet like Ewell Minnis, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Check from ground level or a window, never by climbing
  • File the images with your roof records
  • Don’t switch the heating off before the visit
  • Check the loft can be reached safely

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

Do you need a thermal roof survey in Ewell Minnis?

Once a leak has been fixed, people often ask whether the roof is still wet. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.

Things that often lead to a survey include:

  • Wet areas near outlets and upstands
  • Thin or uneven insulation in the roof
  • Water that travels before it shows
  • Patches of heat loss across the roof

Take an older house close to Church of St Anthony the Martyr: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Questions to ask before you book

Ewell Minnis questions

How do I find out if my home in Ewell Minnis is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Ewell Minnis?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does the report include photographs?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Can a thermal camera see water?

The camera does not see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. In a hamlet or village like Ewell Minnis, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Tell us where we can park nearby
  • Keep pets out of the way during the survey

Advice

Different roofs, different checks

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. Thermal images, checked with moisture readings, can help trace it.

What a thermal roof survey doesn’t cover

To be straight with you, a roof survey has limits:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Hidden layers that need to be opened up to check
  • Insulation values or heat loss calculations

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

Roof types and parts we check

  • Insulated roof spaces
  • Flat roofs
  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof
  • Pitched roof slopes
