How a drone roof survey works in Ewell Minnis
From the air, the outer surfaces are clear, but it cannot see under the coverings or into the loft. We check the loft from inside where it’s safe, since that is where leaks and condensation often show first. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. Where the loft cannot be reached safely, we note it. We survey flat roofs on upper floors, fragile roofs and tall and steep roofs, and the problems we are asked to look at most are loose ridge and hip tiles and debris building up in hidden gutters.
Some older homes in villages like Ewell Minnis are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Be ready to move the date if the weather turns
- Clear a spot on the drive or lawn
- Share the postcode so we can check for restrictions
- Keep pets indoors during the flight
We email the report to you, including the close-up photos taken by the drone. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.
After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.
Drones, thermal imaging and Ewell Minnis roofs
Ewell Minnis is within about 3 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.
Acrise Place, about 4.1 miles west, is one of the historic houses in the wider area around Ewell Minnis. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. Take an older house close to Church of St Anthony the Martyr: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What a drone roof survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Close-up photos of next door’s property
- Flights in high wind or heavy rain
- What’s under the slates, tiles or felt
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.
What this survey covers
- Valleys and parapet gutters
- Flat roofs on upper floors
- Large and complex roofs
- Chimney stacks
- Tall and steep roofs
- Fragile roofs
For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run seven days a week, which helps when tenants work during the week.
Any of our surveys can be booked by landlords, agents and building managers in Ewell Minnis. To discuss a property or a block, phone 07833 053749 or use the contact form.
What affects the cost of drone roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Height and safe access
- The shape of the roof and its details
- Which survey package you book
- If the survey needs thermal imaging or a drone
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We will tell you which package suits the questions you have.
Booking your survey
Here’s what helps us most when you get in touch:
- The address and postcode of the property
- What kind of property and roof it is
- Pictures of the roof from a safe spot, if you have them
- Why you want a survey: buying, a leak, a storm or new work
To arrange a survey, ring 07833 053749 or email us and let us know the address and what’s prompted the survey. You will know the price before anything is booked.
How the survey works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. In a hamlet or village like Ewell Minnis, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First, we check the address for flight restrictions.
- We arrange any permission that’s needed before we fly.
- We assess the wind, the weather and the surroundings before take-off.
- The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
- We email a written report with the photographs and our recommendations.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Tell us about parking before the day
- Gather any invoices or paperwork from past roof work
How to book

Advice
Questions from Ewell Minnis
Do you cover smaller places like Ewell Minnis?
Yes, Ewell Minnis is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you fly a drone over a roof in Ewell Minnis?
That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access.
What do I do with the report?
You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Checking the roof from the ground
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
