Need a thermal roof survey in Kearsney?

Airspace, weather and Kearsney roofs

The coast is about 3 miles or less from Kearsney, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

Anyone responsible for a site like Temple Ewell Church of England Primary School will know that a view from above covers a wide roof far faster than walking it.

About our thermal roof survey in Kearsney

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. We survey pitched roof slopes, loft conversions and insulated roof spaces, and common reasons people get in touch are damp around chimneys and parapets and damp that repairs haven’t cured.

Places like Kearsney can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A formal energy assessment
  • Whether the deck or roof structure is strong enough
  • Reliable images in rain, strong wind or on a wet roof surface

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Commercial roofs
  • Pitched roof slopes
  • Loft conversions
  • Insulated roof spaces
  • Ceilings below the roof
  • Flat roofs

What affects the price in Kearsney

All our prices include VAT. The things that change the price are:

  • Height and safe access
  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own

Every price we give includes VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • The style of property, from a terrace to a block
  • Any deadline, such as an exchange date
  • Access details, like a loft hatch or a shared roof

Not sure which survey you need? It’s easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

When to book a survey in Kearsney

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which helps when timescales are tight.

It is worth booking a survey if you’ve seen:

  • Damp around roof outlets and upstands
  • Cold areas below the roof
  • Water getting in at parapets and stacks
  • Wet insulation beneath the membrane

For an older house near a landmark like Church of St Peter and St Paul, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Questions to ask before booking

  • Whether the loft is part of the inspection
  • Their insurance cover
  • Whether VAT is added on top
  • What’s outside the scope of the survey

What a good roof survey covers

Why it’s worth a survey now in Kearsney

Once insulation under a membrane is wet, it tends to stay wet. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. In an older home around Kearsney, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Leave the roof to people with safe access
  • Keep a record of when stains appear
  • Keep the heating on as usual before a heat loss survey
  • Keep the report to compare against after any repair

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.

Your questions about thermal roof surveys in Kearsney

Do you cover Kearsney?

Yes, Kearsney is one of the places we work. Every survey there gets the same written report with photos.

Will you come out to Kearsney?

Yes. Kearsney is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, which we then check with moisture readings.

How the survey works

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes an hour or two at most homes; commercial roofs usually need 3–4 hours. A visit to Kearsney is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Check the loft hatch can be reached
  • For flats, make sure roof access has been agreed
