If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Flat roof survey in Sibertswold: what you get
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. If you’ve noticed splits and cracks in the covering and leaks around rooflights, a survey will tell you what’s going on.
Flat roofs on exposed homes in small places like Sibertswold take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

What we can’t see
Before you book, it is worth knowing what a survey will not do:
- Parts of the roof that are not safe to walk on or view
- Hidden layers beneath the covering
- A fixed date for when the roof will need replacing

Sibertswold: your questions answered
Is Sibertswold in the area you cover?
Yes, Sibertswold is one of the places we work. Every survey there gets the same written report with photos.
Will you come out to Sibertswold?
Yes, Sibertswold is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
What does the report include?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Will you photograph what you find?
Yes. Photos are taken throughout the survey, and they go into the written report.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Does the weather affect the survey?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
Can you tell me how long my flat roof will last?
We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.
How it works
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Sibertswold, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Move anything stored under the loft hatch
- Find any records of previous roof work

Flat roof surveys around Sibertswold
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. About 3.9 miles north lies Goodnestone Park, a reminder of how long the area around Sibertswold has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Shepherds Well station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For an older house near a landmark like Church of St Andrew, the joins between later flat roofs and the old walls are where problems usually start.

Different roofs, different checks
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.
Mastic asphalt
Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Why get it checked now?
Before replacing a flat roof, it helps to know if you really need to. Sometimes some details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. For an older or listed building in a place like Sibertswold, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
