Roofs, chimneys and gutters in Waldershare

Goodnestone Park, about 4 miles north, is one of the historic houses in the wider area around Waldershare. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you look after a building such as Eythorne Elvington Community Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of St Pancras: its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Shepherds Well station, the gap between tenancies is a good time to have the roof looked at.

Waldershare is about 4 miles north-west of Dover, in Kent. In Waldershare, as across Kent, every roof gets the same careful survey. Waldershare is one of the places in Kent where we work for roof surveys. Canterbury is in our area too.

How a roof survey works in Waldershare

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey the roof space, natural slate and flat roofs, and common reasons people get in touch are blocked, sagging or leaking gutters and ridge tiles that have lifted or moved.

In a small place like Waldershare, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What this survey cannot tell you

It is a careful look at the roof, not the whole story. Its limits include:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A promise that the roof won’t leak in future
  • The condition of the rest of the building (that’s a RICS home survey)

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.

What we look at

  • Flat roofs
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Natural slate
  • Chimney stacks
  • Lead flashings
  • The roof space

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask. Around Waldershare, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Advice

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Common questions in Waldershare

Is Waldershare within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Is my home in Waldershare listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. You get a written report with photos and recommendations.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Useful tips for Waldershare property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Clear the loft hatch area before we arrive
  • Find records of any re-roofing or repairs
  • Stay off ladders and the roof
  • Watch for slipped slates after bad weather

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
